Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

MECHANICAL PLANS:

1. Provide (an HVAC system with) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1507.3. Show the system and flow rate on the plans.
2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections.
3. Show dryer vent size and location for venting to exterior, M1501.

ELECTRICAL PLANS:

1. Provide a panelboard clear working space of 30"wide x 36"deep, E3405.2. A surface mounted panel will not allow for required 36" clear space to the property line.
2. Clothes Washer and Dishwasher GFCI: receptacles require readily accessible protection typically from an upstream device, E3902.9 & 10.
3. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. The simplified prescribed energy values for roof/ceilings is R=38. Show a means of achieving the prescriptive values on the plans, or show overall compliance if using less than prescribed component values by providing a RES check calculation, or provide a copy of the Energy Rating Index documentation, N1106.
2. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.
