1. COMMENT: Zoning has reviewed the building plans for compliance with the current unapproved version of the development package. While the building plans are consistent with the current unapproved version of the DP as it relates to the zoning review purview of the building footprint, Height, square footage, site conditions etc., zoning cannot approve the building plans until the rezoning process has been completed, development package is approved by all CDRC plans reviewers and the building plans are approved by all the PDSD Commercial Plans reviewers.

2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the DP and any applicable conditions of related to the rezoning process that may apply to the building design or aesthetics.

3. COMMENT: Once the building plans have been reviewed and approved by PDSD Commercial Plan Reviewers and zoning has verified consistency with the DP and compliance with the rezoning conditions, the building plans can be approved by zoning.

4. Exception 1 of Section 505.3, IMC 2018 does not require listed and labeled ductless range hoods to exhaust to the outside if mechanical ventilation for the kitchen is otherwise provided in accordance with Chapter 4, IMC 2018. How will this additional ventilation be provided? Reference: Section R403.6, IECC 2018 and Section 403.3.2.3, IMC 2018.
5. The equivalent length of the dryer duct appears to be in excess of 35-feet. Provide the dryer manufacturer's installation instructions that support the proposed duct design. Reference: Section 504.8.4, IMC 2018.
Provide locking access port caps for the condensing units per Section 1101.10, IMC 2018 or locate the condensing unit in a controlled space.

2. Sheet A0; Architectural Site Plan: Per the IBC Section 1107.6.2.2.1, Type A units shall be dispersed among the various classes of units. Please verify that requirement is met.
3. Sheet A0; Architectural Site Plan: The Legend below the Site Plan references 4/D4 for a fire rated wall. Please revise that reference.
4. Sheet U2; Adaptable Dwelling Unit Notes: Please add a reference in this note to follow the ICC/ANSI Section 1004 for Type B units, including Sections 1004.5 (Doors), 1004.9 (Operable Parts), 1004.10 (Laundry Equipment), 1004.11 (Toilet and Bathing Facilities), and 1004.12 (Kitchens).
5. Sheet U2; First Floor Plan: Per the ICC/ANSI Figure 1004.11.3.1.3.2, it does not appear the forward approach clear floor space (48" x 60") meets that requirement. Please verify.
6. Sheet U2; Interior Elevations (Kitchen): Per the ICC/ANSI Section 1003.12, a portion of the kitchen work surfaces and the area at the sink must have a height of 34" above finish floor at the Type A units. Since this building has all Type B units, would the counters requiring a 34" height be adjustable, or would new counters be installed when required? Please indicate this in the Notes.
7. Sheet U2; Floor Plans: Duct chases are indicated in the Floor Plans. Per the IBC Sections 707.3.1 and 713.4, a one hour fire resistance rating is required at these shafts. Please indicate that on the drawings.
8. Sheet U2; General Notes (9): This note indicates a minimum 36" from the finish floor to the bottom of the clear opening. Per the IBC Section 1030, only a maximum height of 44" above finish floor is required. Please verify.
9. Sheet U2; Floor Plans: If a Type B unit is revised to a Type A unit, please indicate on the drawings the backing for the water closet grab bars.
10. Sheet D1 (Wall Sections); Sheet D2 (Wall Sections): For all fire resistance rated assemblies (exterior walls, interior walls, interior floors, and shafts), please provide a UL Listing Number for that assembly.
11. Sheet D2; Sections 2 and 3: Per the IBC Section 708.4, the fire partitions must extend from the top of the foundation or floor to the underside of the roof sheathing. Please provide details for the fireblocking or for the method to extend the wall as required.
12. Sheet D3; Detail 3: The guardrail references Detail 5/D3. Please revise to 4/D3.
13. Sheet S1.2; Detail 01: Were structural calculations provided for the light pole foundation? Please verify and provide as required.
14. Sheet S3.0; Details 102 and 106: Please indicate on these details the minimum distance from finished grade (use dimension or reference) to the bottom of footing.
