COMMENT: Zoning has reviewed the plan and cannot approve at this time. Please address the following comments. 02. COMMENT: Per UDC section 11.4.3. the definition of a bedroom is- The term bedroom includes all of the following: 1) Any room that is designated as a bedroom; 2) Any enclosed room that has a minimum area of 60 square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen, and bathrooms; and 3) Any room designated as a bedroom for the purpose of any other code requirement. The room that is considered a Den will be considered a bedroom per the UDC section above. Even though the Den has a 6ft open it will still be considered a bedroom because it does not open up to one of the following: a dining room, Living room, kitchen, and bedroom. 03. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc. 2. All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation. 3. All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 . See electrical comments for updated requirements. FLOOR PLANS: 1. Show porch roof structures with one-hour fire-resistive wall construction separating the units in compliance with IBC Table 721.1(2), or show a clear 6' fire separation between porch roofs (an imaginary property line separates the units). This separation is required at the porch roof. 2. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, R302.5.1. Update note #16. 3. Garages beneath habitable rooms require separation from all overhead habitable rooms by not less than 5/8" type X gypsum board or equivalent. Also, ½" GWB is required on supporting walls, Table R302.6. PLUMBING PLANS: 1. All code references are to the 2018 International Residential Code. Update note #12. 2. Show the platform mounted water heater with a listed pan and ¾" drain line to a waste receptor or to the building exterior 6" above grade, P2801.6. ELECTRICAL PLANS: 1. Show a minimum 300 SF clear solar-ready zone on a roof or framing plan, T103.3. 2. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
