In the Luminaire Schedule, sheet E2.9, various fixtures have a color temperature rating more than 3,500 K. Please confirm that the color temperature rating for all exterior light fixtures do not exceed 3,500 K per Outdoor Lighting Code 402.1. 4. Provide tamper proof receptacles per section 406.2(4) NEC 2017. 5. Check all notes and update the notes to the 2017 NEC and the 2018 IBC, IMC etc. 6. On sheet E1.1 please reference the sheet which has the structural engineering design for the pole mounted lighting foundation. |

Please respond to all review comments in writing. 2. All of the heating and cooling equipment schedules on sheet M4.1 use 115-degrees F as the summer ambient air design temperature. Since the ASHRAE design temperature for Tucson is 105-degrees F please justify the use of 115-degrees for this project. 3. Per 2018 IECC C403.3.1 the output capacity for each selected equipment shall not be greater than that of the smallest available equipment size that exceeds the calculated load. Please submit heating and cooling load calculations summary sheet(s) for each heating and cooling equipment to justify the capacities shown in the mechanical schedules on sheet M4.1. |

Please respond to all review comments in writing. 2. On sheet T1.0, under "Width: Weighted Average", please change "Sections 506.2, 506.2.1" to "Section 506.3." 3. FYI, the calculations for determining allowable area on sheet T1.0 are not required. No frontage increases are needed as each building has a floor area less than the base floor area allowed in 2018 IBC Table 506.2 (Allowable Area Factor) for E uses in fully sprinkled Type VB buildings. However, buildings A and B could be combined for the allowable area calculation to avoid a party wall between them and frontage increase would be required - see building review comment 9 below. 4. In the General Building Summary, sheet T1.0, buildings D and E are shown with fire sprinkler systems, whereas in the Allowable Area Calculation table below the Summary these buildings appear not to be sprinkled based on the "Tabular Floor Area per Floor." Please coordinate the two tables. 5. Keynotes 33 and 44 on sheet SP1.0 refer to the civil drawings for retaining walls. However, keynote 17 on reference sheet C3.1 and ramp details on reference sheet C6.1 refers the reader to the structural plans for retaining walls. Structural calculations and details for the retaining walls seem to have been omitted from both the development and building permit packages. 6. Detail 7/SP1.1 for flag pole foundation refers reader to detail 29/S1.4 and to structural calculations. There is no sheet S1.4 in the drawing set and no flagpole base is to be found in the structural calculations. 7. On the Bldg 'A' Life Safety Plan, sheet A0.0, the total occupancy that will exit out of the gymnasium is 112 + 112 + 900 + 33 + 33 which equals 1,190. However, the cumulative exiting shown at exit doors 298 + 298 + 227 + 227 equals 1,050. Please revise. 8. On sheet A0.0 an Occupant Load Calculation note requests a "building official reduction" in the total computed occupant load for plumbing fixture calculation. You must submit an "Appeal to the Building Official" for this change. Please contact City of Tucson Development Services at (520) 791-5550 for the Appeal process. 9. The building envelope COMchecks on sheets A1.15 and A1.16 include windows with thermally broken frames. However the specifications only include aluminum-framed storefronts on sheet A1.8 with frames that are not thermally broken. Please revise either the specifications or the COMchecks. 10. The COMchecks indicate continuous R-4 foam as backer for one-kote stucco system. Please add this required R-factor to paragraph 2.2 (F) of specification Section 092400 on sheet A1.9. 11. In the Wall Types Legend, sheet A1.15, please add R-4 value for board insulation at all WT-4 exterior wall types. 12. The COMchecks on sheets A1.15 and A1.16 indicate continuous R-10 and R-13.4 roof insulation. Please indicate these minimum R-values in wall sections, keynotes 23 and 24, sheets A3.8 and A3.9, and specification Section 07 0150 paragraph 2.02. 13. The COMcheck for buildings 'C' and 'F' on sheet A1.16 has exterior 8" CMU walls with partially grouted cells and a cavity R-value of R-13. Please provide the insulation manufacturer's literature showing that R-13 is achievable. 14. The roof plan keynotes 1 and 3 on sheets A2.16 - A2.19 indicate both 1 ½" and 2" sprayed polyurethane roofing. Please confirm that these thicknesses will provide the R-10 thermal conductivity required by the building envelope COMchecks. Be aware that specification section 07 0150 paragraph 2.02(A)(2)(d) on sheet A1.5 requires only a minimum R-value of R-8. This does not satisfy the COMcheck requirement for R-10. 15. On wall section 5/A3.8 building 'B' wall above the building 'A' parapet is labeled "1 HR WALL". However the partition schedule for WT-3F2 shows this hatch pattern with 3 white bands as 2-hour fire-rated which it should be per 2018 IBC 706.6. Please change to "2 HR WALL." 16. The door schedule, sheet A4.0, indicates that doors 120 and 127 between building 'A' and 'B' are to be 90 minute fire-rated as this wall is shown as a 2 hour fire-rated wall, presumably a fire wall since the areas of the two buildings, although connected, are calculated separately on sheet T1.0. However, to do this, an imaginary property line will occur at these wall lines and these walls will be, per 2018 IBC 706.1.1, "party walls" separating two distinct buildings. Per that code section there shall be no openings in party walls. There are two options: 1) consider buildings 'A' and 'B' a single building and revise the allowable area calculations and General Building Summary on sheet T1.0 to show as such, or, 2) include the two 90-minute party wall openings in the Appeal to the Building Official. 17. On sheet A6.2 the elevator pit may require a ladder. Contact the Arizona Division of Occupational Safety and Health (ADOSH) Elevator Safety Section at (602) 542-5795 for clarification. Show ADOSH required items in the elevator plans and sections. 18. On sheet A6.2 the elevator pit may require a sump with pump. However, the building A foundation key plan in the structural calculations on page 259 show this footing as DF-1, that is, 4'-6" square x 1'-0" deep per page 290. Please confirm size. |

The Building 'A' waste plan on sheet P1.1 shows the hand sink HS located in the kitchen emptying directly into the building sanitary rather than routing through the grease interceptor GI. Per City of Tucson amendment to the 2018 IPC Section 1003.3, a sign shall be posted above the hand sink stating "HANDWASH SINK ONLY! NO FOOD PREPARATION OR DISHWASHING ALLOWED." Please add this requirement to the plumbing sheets. 3. Please have Pima County Industrial Waste review the adequacy of the proposed grease interceptors in buildings 'A' and 'F'. Contact Steve Valencia at (520) 724-6209 for instruction. Please submit Mr. Valencia's approval correspondence with the next submittal. 4. Keynote 1 on sheet P1.1 for Building 'A' refers to the civil drawing for continuation of the building waste to the site sewer; however the private utility plan does not show this new line nor connection to the site sewer. The architectural and structural drawings show no sump. Verify with the architect that this detail is needed or wanted, if not required by Code. If not, delete detail from this sheet, reference to sump pumps on plumbing plans, and from pumps schedule on sheet P4.1. 9. The elevator sump pumps P-3B and P-4F shown on the Pumps Schedule, sheet P4.1 have a flow of 50 GPM at a 15-foot head. Please verify with the Arizona Division of Occupational Safety and Health (ADOSH) Elevator Safety Section at (602) 542-5795 for whether or not 50 GPM sump pumps are acceptable for less than 20-foot head. |
