| 12/09/2019 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | Comment not resolved: specifying that the programmable thermostats have the capability, "as required for operation of heating and cooling controls" is not adequate. [Initial comment: Show that each HVAC unit has a thermostatic control that provides for off-hour and set-back control, automatic shutdown and automatic start-up control (i.e. the thermostat is capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy) and, if the thermostat does not require manual changeover from the heating and cooling modes, it restricts set point overlap. Reference: Section C403.4.2 through C403.4.2.3, IECC 2018.] |
| 12/09/2019 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. See Table C404.5, IECC 2018 which limits the maximum distance from a public lavatory to the hot water source to 2-feet for a ½" pipe, not 50-feet. [Initial comment: Show how the distance from the hot water source to the hot water termination for the first floor public lavatories complies with the requirements of Section C404.5, IECC 2018.] 2. Plumbing fixtures located above the rim elevation of the next upstream manhole (2482.29') may not discharge through the backwater valve. [Initial comment: According to the civil drawings, the FFE is 2483.00' and a backwater valve is required. Show the location of the backwater valve and verify that no fixtures located above the rim elevation of the next upstream manhole (2482.29') discharge through the backwater valve. Reference: Section 714.1, IPC 2018 as amended by the City of Tucson.] |
| 12/17/2019 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Reqs Change | 1. Previous Comment 1; General: In Part B of the Special Inspection Certificate form, the name of the person providing each special inspection for each category was not listed. Please provide. 2. Previous Comment 7; Sheet T1.0; Code Analysis (Plumbing Fixture Calculation): Although the appeal to the Building Official allows three total restrooms (not including the apartment), the correct plumbing calculation should be indicated on this sheet. The B occupancy should indicate 12 male and 11 female occupants. The S-1 occupancy should indicate 121 male and 120 female occupants. Per the IBC Section 2902.1.1, the required water closets should be (12/25) + (121/100) = 0.48 + 1.21 = 1.69 for males (round up to two), and (11/25) + (120/100) = 1.64 for females (round up to two). This would total four water closets (not including the apartment). In addition, please add a note on Sheet T1.0 indicating an appeal to the Building Official was approved, allowing a total of three water closets (not including the apartment water closet). 3. Per the IBC Section 2902.1.1, the required lavatories should be (12/40) + (121/100) = 0.30 + 1.21 = 1.51 for males (round up to two), and (11/40) + (120/100) = 0.28 + 1.20 = 1.48 for females (round up to two). This would total four lavatories (not including the apartment). In addition, please add a note on Sheet T1.0 indicating an appeal to the Building Official was approved, allowing a total of three lavatories (not including the apartment water closet). 4. Previous Comment 12; Sheet T1.1; Basement Plan: The path of travel to the toilet facilities was not found on the Basement Plan. Please verify. 5.
