08/22/2019 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Verify the Envelope Compliance Certificate (COMcheck) description of the insulation for the exterior walls. The component section calls out R-9 continuous insulation on the exterior walls but the building sections do not show any continuous insulation on the walls. Reference: Section C103.2, IECC 2018.
2. Provide specifications for the fenestration components (e.g. doors, windows, etc.) that include the maximum U-values and solar heat gain factors (SHGF) used in the Envelope Compliance Certificate (COMcheck). Reference: Section C103.2, IECC 2018.
3. Provide heating and cooling load calculations to justify the heating/cooling capacities of the specified HVAC units. Reference: Section C403.1.1, IECC 2018.
4. Show that each HVAC unit has a thermostatic control that provides for off-hour and set-back control, automatic shutdown and automatic start-up control (i.e. the thermostat is capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy) and, if the thermostat does not require manual changeover from the heating and cooling modes, it restricts set point overlap. Reference: Section C403.4.2 through C403.4.2.3, IECC 2018.
5. In the Envelope Compliance Certificate (COMcheck), the more efficient HVAC performance option was selected as the additional efficiency package requirement to comply with Section C406, IECC 2018. Provide the Mechanical Compliance Certificate (COMcheck) to verify compliance with this requirement. Reference: Section C406.2, IECC 2018.
6. The residential provisions of the 2018 International Energy Compliance Code are the controlling energy code requirement for Manager's Residence in this project. Reference: Section R101.5, IECC 2018.
7. Condensate drains may not terminate in an area that is not capable of absorbing the condensate flow without surface drainage. Reference: Section 307.2.1, IMC 2018, as amended by the City of Tucson.
8. Provide ventilation calculations for the storage areas as well as the corridors and deliver the outside air to the breathing zone of all occupiable spaces. Reference: Sections 401.2 and 403.3.1.1, IMC 2018.
9. Revise the sequence of operation for the restroom exhaust fans so that all of the air supplied to the restrooms will be exhausted (i.e. all of the air supplied to each restroom is to be exhausted during the hours of operation even if the lights are off). The exhausted air from the restrooms shall be limited to no more than 10% of any subsequent supply air stream. Reference: Section 403.2.1 (4), IMC 2018.
10. Show how the dryer installation complies with Section 504.6, IMC 2018.

2. Sheet T1.0; Code Analysis (Allowable Height): The Allowable Height references the IBC Table 503. Please revise that table reference to Table 504.3 (allowable height in feet) or Table 504.4 (allowable number of stories). The allowable is 3 stories or 75 feet.
3. Sheet T1.0; Code Analysis (Allowable Area): The Allowable Area references Table 503. Please revise that table reference to Table 506.2. The allowable is 52,500 SF per story.
4. Sheet T1.0; Code Analysis (Occupancy Type): One of the Occupancy Types listed is R-1. Per the IBC Section 310.2, this Occupancy Classification does not appear to be consistent with the plan. Please verify.
5. Sheet T1.0; Code Analysis (Classification Type): This analysis indicates an R-1 Residential (Non-Separated Occupancies per Section 508.3). Please verify that the City of Tucson Zoning Department has allowed this residential use in a commercial building, and include a statement on this sheet validating that issue.
6. Sheet T1.0; Code Analysis (Classification Type): This analysis indicates non-separated occupancies per Section 508.3. Section 508.3.3 indicates Groups R-1, R-2, and R-3 must be separated from other occupancies. Please verify.

17. Sheet T1.3; Second Floor Plan: If the Residential Area is allowed, the floor must be separated from the space below to meet the IBC Section 508.3.3 and Table 508.4 requirements. Please verify.
18. Sheet T1.3; Second Floor Plan: The travel distance in the Residential Area indicates 61 feet. Per comment 15, with the stairway being rated, this distance would be to the stair door (as shown). Is this correct? Please measure that travel distance per the IBC Section 1017.3.
