Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation.
2. All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 . See electrical comments for updated requirements.
3. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must consider gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. A property with less than 200 SF of available distribution area may notate "Gray water provision not required only when property has less than 200 SF available for gray water distribution". Update note #16 on sheet P1.1 & P1.2.
4. A special inspection request is required with the revised plans for welding, R109.2.

FLOOR PLANS:

1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan from the public right-of-way to the building interior, R106.1.1.
2. Garages beneath habitable rooms require separation from all overhead habitable rooms by not less than 5/8" type X gypsum board or equivalent. Also, ½" GWB is required on supporting walls, Table R302.6.

MECHANICAL PLANS:

1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1505. Show a source of outside supply air or continuous exhaust fan function.

ELECTRICAL PLANS:

1. Show a minimum 300 SF solar-ready zone on a roof or framing plan, T103.3.
2. Label a double breaker space for future Photo Voltaic on the panel schedule opposite end from the main/supply side, T103.9.
3. Show locations of each smoke alarm, R314. Inside each bedroom, R314.2.1.
4. Smoke alarms are required outside each separate sleeping area, R314.3.2.
5. Show a smoke alarm on each story of the dwelling, R314.3.3.
6. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
7. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3.
8. Show all receptacle outlets located outdoors, at bathrooms, kitchen countertops, garages and within 6' of a wet bar with ground fault circuit interrupting protection, E3902.
9. Clothes Washer and Dishwasher GFCI: receptacles require readily accessible protection typically from an upstream device, E3902.9 & 10.
10. Show weatherproof covers at electrical boxes in damp or wet locations, E3905.11. Include the outdoor shower.
11. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1. Update note #2 on sheets E1.1 & E1.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14.
