Reviews of Permit Drawings for Conformance with IID Design Approval

1. On A3E.1 East elevation 1 shows the 2nd and 3rd floor window protrusions merged into a single
volume. This is different from an earlier version, but as stated earlier, this is a minor and
satisfactory elevation change. APPROVED.
2. The porcelain tile (non-decorative) size on the design rendering is shown as 4” or 6”. On the
permit set (A3E.1) those tiles are shown as 18”. The recommendation was to return to the
smaller scale. The architect has hand-noted on sheet A3E.1 that the 18” tiles shall be cut to 6”.
That change back to 6” as documented by the note is a satisfactory solution and is APPROVED.
3. It was pointed out by the DP that the mural was not shown on A3W.2. It was explained that this
mural will be accomplished by a yet-to-be-selected artist. According to the a23 studios architect,
“The mural will be formally submitted to the City of Tucson.” This explanation is accepted. Please
notify the DP and P&DSD when the mural submission is made.
4. It was recommended by the DP that a planter be built on the 2nd level terrace on the SE corner of
the building on 4th Avenue so that the residents and/or guests using that terrace would not be
able to physically overlook 4th Avenue. A planter is shown on A1E.3 in the shaded area with the
note “3’-0” line of planters.” It is also shown on A0E.3. It is also shown on DP18-0067 p.8 of 9 L7.2
of the Landscape Plan. This accommodation of my request is satisfactory and is APPROVED.

Yes. I think eliminating the stair windows (from an elevation point of view) is an improvement. Having windows in a staircase that match windows into a unit is not a good idea. You already don’t have natural light in the other stair core, so I think this is consistent. And I like the color change.

Hi Corky -
Happy New Year!
Please see attached West Building / West Elevation at Union on 6th.
Our Southwest stair core is shown with windows that align horizontally with adjacent windows. Reality is the stair landings will fall in the middle of those windows.
We’d like to
? Eliminate the windows in that core and change the stucco color to the lighter tone. This would then match the Northwest stair core / West Elevation (SW core already has a higher parapet condition to match NW).
Is this an acceptable modification?
Also considered:
? Shifting the windows up / down to align properly with the landings but that created a unique horizontal mis-alignment on the elevation.
? A spandrel glass solution with windows staying put but that would create a unique glass look and windows would not function well form inside.
