TRANSMITTAL DATE: June 26, 2020

1. Zoning has reviewed the building plans for compliance with the approved development package DP19-0164. While the building plans are consistent with the DP as it relates to the zoning review purview of the building footprint, building height, square footage, site conditions etc., zoning cannot approve the building plans until the following comment(s) are addressed and all PDSD Commercial Plans reviewers have approved the building plans.

2. The development package sheets provided in the building plan do not match the approved development package. The total number of sheets is different and there are several sheets in the building set that do not match the same sheet in the approved development package. There are sheets in the building set that have revision clouds that are not shown on the development package sheets. The development package sheets provided in the building set should either be (1) the stamped approved development package sheets, (2) marked for reference only, or (3) removed from the building plans. If you elect to use option (2) or (3) ensure that the approved utility plans from the development package are provided in the building set.

A keynote on a mechanical drawing is not the same as the architect identifying proposed deferred submittals for the activity that are then approved or denied by the building official. Reference: Section 107.3.4.1, IBC 2018. [Second comment: Deferred submittals must be identified on the construction documents by the architect and approved by the building official as part of the approval process.] [Initial comment: Provide structural calculations and details to show how the Computer Room AC units are to be connected to the building structure. You have a single source of failure at the 6" water valve that serves the hospital.] [Initial comment: The site utility drawing, C 06.03, shows a single water supply to the proposed hospital.
