Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation.
2. All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 . See electrical comments for updated requirements.
3. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. The ordinance revision now requires a single gray drain line discharge for a one story dwelling. Additional gray fixture drains are optional. Show a second clothes washer standpipe plumbed to an exterior wall above grade, or a bathing fixture drain looped 3' beyond an exterior wall below grade before connection to the building drain. FLOOR PLANS:

1. Garages beneath habitable rooms require separation from all overhead habitable rooms by not less than 5/8" type X gypsum board or equivalent.
2. Show compliance with R310 at bedroom 2 by providing the window schedule notation.

STRUCTURAL PLANS:

1. Show appropriate reinforcement placement for the masonry walls, R404.1. Update the detail at sheet S1.

PLUMBING PLANS:

1. Show hot water pipe with minimum R-3 insulation, N1103.4.2.


ELECTRICAL PLANS:

1. Show a minimum 300 SF solar-ready zone on a roof or framing plan, T103.3.
2. Label a double breaker space for future Photo Voltaic on the panel schedule opposite end from the main/supply side, T103.9.
3. Clothes Washer and Dishwasher GFCI: receptacles require readily accessible protection typically from an upstream device, E3902.9 & 10.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14.

01. COMMENT: Reorient plans with North at the top of the sheet and provide North Arrow.

06. COMMENT: Per UDC Table 6.3-2.A: Dimensional Standards for the R-1, R-2, R-3, MH-1, & MH-2 Zones, a residential use adjacent to residential zones requires a setback of 6' or 2/3 the wall height. Wall height for the purpose of determining setbacks is measured from the design grade to the top of wall (see UDC Figure 6.4.5-A). The proposed setback on the left (East) elevation is 10', the proposed setback on the right (West) elevation is 8'. Max wall height on the left elevation appears to be around 19' requiring a setback of 12.54' and max wall height on the right elevation appears to be around 15' requiring a setback of 10'. Revise plan or pursue the Design Development Option process to reduce required setbacks. 07. COMMENT: Total building height is measured from the design grade to the middle (between the eave and ridge) of the highest gable of a pitched or hipped roof. Note this height on elevations.

08. Pencil and whiteout are not allowed on plans, ensure there is no pencil or whiteout on future plans.
