BUILDING - COMMERCIAL
1. Please respond to all comments in writing.
2. Per previous Building review comment 5, please provide the manufacturer's layout and installation information (shop drawings) for review to verify required electrical and mechanical services and connection to proposed modular systems that will be installed in anticipation of the future clean room. Ref. 2018 IBC 107.2.1.
3. In regards to the structural calculations submitted in response to previous Building review comment 7, no lateral wind loading/shear analysis was included per request. Revise structural calculations to include lateral and seismic loading. Also, per previous Building review comment 7, the architect's drawings shall be revised to match the structural calculations. Beams, rafters, headers etc. shown on the architectural sections on sheet 4 and roof framing plan keynotes on sheet 3 are not what is specified in the structural calculations. Revise drawings to match calculations.
4. Regarding response to previous Building review comment 11, please revise Section & Detail Note 8 to read R-20 instead of R-19.
5. Architect's response for previous Building review comment 14 is not accurate. Submitted structural calculations do not include calculations for the lintels supporting masonry veneer over the new exit door and 10'-0" wide temporary opening. Indicate lintels and lengths of bearing required at each side of opening on the east and south elevations, sheet 3. 2018 IBC 107.2.1.
6. Architect's response for previous Building review comment 15 is not accurate. Please show depth of footings on footing details, sheet 4 (previously sheet 5). Depth shall be minimum 12" below undisturbed ground. Ref. 2018 IBC 1809.4.
7. Architect's response for previous Building review comment 16 is not accurate. Please include in the drawing set an outline specification showing minimum requirements for construction materials used in this building per 2018 IBC, including concrete, wood species and grade, insulation, adobe brick, roofing system, etc.
8. Please revise foundation notes on sheet 3 to reference the correct details on sheet 4.
PLUMBING - COMMERCIAL
1. Regarding the Plumbing Plan added to sheet 5 in response to previous Plumbing review comment 1, please label the plan and add the referenced plumbing keynotes to the sheet.
2. Architect's response for previous Plumbing review comment 2 is not accurate. HVAC condensate lines are not shown on the mechanical plan. Per previous comment, show mechanical unit condensate and auxiliary drain system piping with pipe size, slope, and proposed termination method per reference. On the drawings indicate traps in condensate lines as required by the heating and cooling equipment manufacturers. Ref. 2018 IPC Section 314 and City of Tucson Amendment to the 2018 IPC Section 314.2.1.
3. Architect's response for previous Plumbing review comment 2 is not accurate. No plumbing vent penetration detail has been provided in the revised drawing set.
4. Architect's response for previous Plumbing review comment 4 is not accurate. Please include in the drawing set an outline specification for plumbing materials and methods that comply with the 2018 IPC for waste, condensate, water, and vent systems. None were provided in the revised documents.
MECHANICAL - COMMERCIAL
1. The Elite software heating and cooling load calculations submitted in response to previous Mechanical review comment 1 are confusing. First, the Building Summary Loads (sheet 2) indicate a total cooling load for the new addition of 100,846 BTUH (8.40 tons required to cool). However, the subsequent summary sheets show that "Zone 1" with corresponding air handler #1 for the clean room area has a sensible cooling load of 95,060 BTUH but says that 10.56 tons of cooling is required, and "Zone 2" with corresponding air handler "2 for the wet/dry changing room and hall has a sensible cooling load of 5,856 BTUH but says that 0.65 tons of cooling is required. 95,060 + 5,856 = 100,916 BTUH sensible cooling load. This corresponds to 8.40 tons of cooling and not 11.21 tons as shown in the Elite "Check Figures". Please explain the 2.81 tons of cooling capacity above the load. This is important because per 2018 IECC C403.3.1 in selecting equipment, "the output capacity of the heating and cooling equipment shall not be greater than that of the smallest available equipment size that exceeds the calculated loads."
2. No response was made to previous Mechanical review comment 2. Per previous comment, provide a mechanical schedule on sheet 4 showing selected equipment and capacities at 105-degrees F summer design temperature. Per 2018 IECC C403.3.1 in selecting equipment, "the output capacity of the heating and cooling equipment shall not be greater than that of the smallest available equipment size that exceeds the calculated loads." Plan notes "3.5 tons" is not sufficient as capacities for different manufacturers' equipment are not always the same.
3. The mechanical plan, sheet 4, shows 3 heating and cooling units (1 rooftop package and 2 split system heat pumps). However the heating and cooling load calculations were performed for only 2 mechanical units. And, the mechanical unit serving the changing room and hall appears to be oversized (3.5-tons) based on the calculated cooling load for these spaces (5,856 BTUH, or 0.488 tons). Revise either the plan or the load calculations. All documents shall be complete and information coordinated between them. Ref. 2018 IMC 106.3.1
4. No response was made to previous Mechanical review comment 3. Per previous comment, on the mechanical plan, sheet 4, show CFM's for all SA and RA grilles, and show all ducts and their sizes for each heating and cooling unit.
5. No response was made to previous Mechanical review comment 4. Per previous comment, show heating and cooling thermostats on the mechanical plan and specify controls in accordance with 2018 IECC C403.4.
6. Per previous Mechanical review comment 6 outdoor air ventilation is required for this building per 2018 IMC Chapter 4. While the outdoor air calculations have been included in this submittal please show on the mechanical plan, sheet 5, how the required amount of outside air will be accomplished in this mechanical design, especially with the split system heat pumps shown.
7. No response was made to previous Mechanical review comment 8. Please include in the drawing set an outline specification for mechanical materials and methods that comply with the 2018 IMC for waste, water and vent systems.
