COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8).

These comments are based on a proposed future FLD application. Additional zoning review may be required once FLD/Historic/BOA have reviewed.

This site is located in the HO-3 zone (UDC 4.7.15).

Applicant is proposing 0' setback based on proposed new property lines per future FLD. Required setbacks based on O-3 zone are 10' or ¾(H) on interior lot lines.

Additionally, Main Avenue is an MS&R and proposal is not meeting required 21' setback from edge of nearest travel lane, the proposed setback is 15'-8" on Main Avenue. Historic review is required.

Applicant is proposing no on-site maneuverability and does not meet MS&R setbacks, variances are required.
