09/09/2019 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Provide structural calculations for the mounting shelf for the water heater (Detail 3/P5.0) to show that the water heater will be safely supported from the building structure. Reference: Section 301.2, IPC 2018.
2. Verify the size of the existing water meter; Tucson Water records show a 5/8" water meter serving this address. Tucson Water limits a 5/8" water meter to a maximum demand of 15 GPM.
3. Provide the number of drinking fountains that complies with the requirements of Sections 2902.1and 2902.5, IBC 2018 and Section 410.3, IPC 2018.
4. Per Tucson Water, the water pressure range for this address may be greater than 80 PSI. Provide a pressure reducing valve conforming to ASSE 1003 or CSA B356 with a strainer to reduce the water pressure to not more than 80 PSI. Reference: Section 604.8, IPC 2018.
5. Show how the flow rate of the hot water recirculation system was determined. Reference: Section 107.2.1, IBC 2018.
6. Verify that the distance from the hot water source to the hot water termination for the public lavatories complies with the requirements of Section C404.5, IECC 2018.
7. At a minimum, coffee machines and non-carbonated beverage dispensers connected to the water distribution system require the use of a backflow preventer listed to either ASSE 1022, ASSE 1024, or an air gap. Reference: Section 608.17.1.2, IPC 2018.
8. The maximum distance between cleanouts for the building sewer shall be 100-feet, measured along the developed pipe length. Reference: Section 708.1.1, IPC 2018.
9. Revise the installation of the cleanouts to allow cleaning of the piping only in the direction of flow. (Note: Installation of a 2-way cleanout is allowed only at the junction of a building drain with a building sewer.) Reference: Section 708.1.8, IPC 2018.
10. Provide the rim elevation of the next upstream sanitary manhole and the first floor elevation. Determine the need for a backwater valve per Section 714.1, IPC 2018, as amended by the City of Tucson.
11. Correct the plumbing plan on sheet P2.0 to show the building drain serving the new restrooms connecting to the building sewer running along the east side of the building.
09/09/2019 ROBERT SHERRY WATER REVIEW Reqs Change 1. Provide the size, location, and serial number of the existing water meter.
2. Show the proposed location and size of the reduced pressure backflow preventer.
09/11/2019 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Demonstrate energy code compliance for the alteration to the building envelope (e.g. new doors, vertical fenestration, skylight, etc.) using calculations based on the current code. Reference: Sections C503.1 and C503.3, International Energy Conservation Code 2018.
2. Revise the sequence of operation for the restroom exhaust fans so that all of the air supplied to the restrooms will be exhausted (i.e. all of the air supplied to each restroom is to be exhausted during the hours of operation even if the lights are off). The exhausted air from the restrooms shall be limited to no more than 10% of any subsequent supply air stream. Reference: Section 403.2.1 (4), IMC 2018.
3. Correct detail8/M4.0, condensate drains may not terminate with a direct connection. Reference: Section 307.2.1, IMC 2006, as amended by the City of Tucson.
09/12/2019 ERIC NEWCOMB BUILDING-COMMERCIAL REVIEW Reqs Change 1. Sheet CV; Code Information (Occupancy): Per the IBC Table 1004.5, the occupant load for a B occupancy classification must use the gross SF. Please revise using the 8680 SF.
2. Sheet CV; Code Information (Allowable Area and Height): Reference is made to the IBC Sections 503.3 and 503.4 for allowable height. Please revise these to Sections 504.3 and 504.4. In addition, indicate the allowable height (in number of stories and height) on this sheet.
3. Sheet FP; New Floor Plan: Per the IBC Section 1005.7.1, doors in any position shall not reduce the required exit width by more than one-half. It appears the new restroom doors that open into the hall do not meet that requirement (reference Table 1020.2 for required corridor width). Please verify.
4. Sheet FP; New Floor Plan: Per the IBC Table 1020.1, corridors without sprinklers will require a one hour fire resistance rating if the occupant load in that corridor is greater than 30. Please provide an exiting plan that indicates the occupant load at each exit and the exit access travel distance (see allowable distance requirements in Table 1017.2).
5. Sheet FP; Detail 2: Please indicate the wall stud spacing, or add that information to the sheet Legend.
6. Sheet FP; Detail 1: Please indicate the wall stud spacing, or add that information to the sheet Legend.
7. Sheet FP; New Floor Plan: Please provide an enlarged plan of the new restrooms.
8. Sheet FP; New Floor Plan: The Legend indicates a shaded wall for all new walls, but the floor plan does not indicate all new walls as shaded. Please revise the plan.
9. General: The City of Tucson requires all lettering (upper and lower case) to be a minimum of 3/32" in height. Please revise Sheets CV, FP, and EP.
10. General: Please provide written responses to all review comments.
