PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. Provide a signed Confirmation of Notice of Demolition form before obtaining the building permit, R104.

SECTIONS - DETAILS:

1. Roof projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended) for the altered roof overhang. The fire protected overhang may not extend closer than 24” from the property line. Update detail #1 on sheet 5a with a one-hour fire rating callout.
2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. Update detail #1 on sheet 5a with air-impermeable insulation.

PLUMBING PLANS:

1. Provide the water pipe diameter between the meter and water heater in compliance with P2903.7. A minimum 1” service pipe is required for supplying water to more than 9.5 fixture units.

MECHANICAL PLANS:

1. Show dryer vent size and location for venting to exterior, M1501.

ELECTRICAL PLANS:

1. Verify the water heater circuit size for serving the load, E3702.11. A whole house tankless water heater usually requires a larger circuit size.
2. Clarify if all or a portion of the under under ground feeder is new.
