07/09/2019 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. The civil utilities plan (sheet 7 of 8) cannot be "for reference only" as it is the only drawing that can be used to construct the building sewer and the domestic water service to the building.
2. Coordinate the FFE for the building with the architect; your elevation is ten feet below that shown by the architect. The backwater valve is still required but check the inverts for the grease interceptor and the termination of the building drain.
3. Verify that the future connections of the vertical stacks comply with the requirements of Section 704.3, IPC 2018 (i.e. the horizontal branches shall connect no closer than ten diameters downstream of the bases of vertical stacks - see the 2" vertical stack near D-3.5).
4. Provide calculations to demonstrate that the gutter and downspout dimensions comply with the requirements of Section 1106, IPC 2018.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: Zoning has done a review of the building plans and a comparison to the approved Development package DP19-0093 but cannot approve them at this time until all the PDSD Commercial plans reviewers have also approved the building plans and the following zoning comment(s) are addressed.

While comparing the building plan set site plan with the site plan in the approved development package, it was noticed that the site plans do not match. The development package site plan will have to be revised to match the site design in the building plan. Contact Steve Shields for further information on revising the DP plan set.

Zoning will review the building plans on the next submittal and do a comparison to the DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc.).

3. COMMENT: If any changes are necessary to the building plans due to plan review comments that affect zoning requirements the DP will have to be revised to reflect the changes. Once the DP is approved by all reviewers and the building plans are approved by the Commercial Plans reviewers zoning can approve the building plans.

4. Zoning cannot approve the building plans until the DP is revised and approved; Contact Steve for options on the building plan approval as it relates to revisions to the DP.
