07/23/2019 DAVID RIVERA ZONING REVIEW Reqs Change FROM: David Rivera
PDSD Zoning Review Section

PROJECT: T19CM04509 - Commercial Use Group - Automotive Service Full Service Car Wash
Building Plan Review (1st Review) "Surf Through Express Car Wash"
10206 E Old Vail Road - Current C-1 to I-1 Zoning (C9-18-21)

TRANSMITTAL DATE: July 23, 2019

DUE DATE: July 24, 2019

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. COMMENT: Zoning has done a cursory review of the building plans. While the building review did yield an indication that the building plans are consistent with the current version of the Development Package DP19-0149 (still under review) zoning cannot approve the building plans at this time.

2. COMMENT: Zoning will review the building plans on the next submittal and do a comparison to the DP if available to assure consistency with what is proposed on the DP drawings as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc.) and on this project any rezoning conditions of rezoning case C9-18-21. Also zoning cannot approve the building plans until the Commercial Plans reviewer(s) have approved the building plans.

3. COMMENT: If any changes are necessary to the building plans due to plan review comments that affect zoning requirements the DP will have to be revised to reflect the changes. Once the DP is approved by all reviewers and the building plans are approved by the Commercial Plans reviewers zoning can approve the building plans.

4. COMMENT: The site plan included in the building plan package does not match the site that is being reviewed for the development package. Assure that the inconsistencies between the two site plans are corrected.

If you have any questions about this transmittal, Contact David Rivera on Tuesday or Wednesday at (520) 837-4957 or by email David.Rivera@tucsonaz.gov or contact Steve Shields, (520) 837-4956 or Steve.Shields@tucsonaz.gov
