PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. Whole House mechanical ventilation
Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1505. Show a source of outside supply air or continuous exhaust fan function.

2. Update all code references to 2018 IRC, all pages
.
3. Gas pipe undersized 1 ΒΌ inch 350,000 only good for 125 feet. As drawn 127 feet.

4. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1. Deferred submittal.

5. Provide Manual J-Load calculations for HVAC.

01. COMMENT: Zoning has reviewed the Building Plans for the new Single Family Residence development for compliance as it pertains to the zoning review purview; Building setbacks, Building Height, Lot coverage, etc.

02. COMMENT: While the proposal is in compliance with the zoning requirements, the building plans cannot be approved until PDSD Residential Building Plans reviewer has approved the plans.

03. COMMENT: Once the building plans have been approved by the PDSD Residential Building Plans reviewer, zoning can approve the plans as well.

04. COMMENT: Zoning is willing to do an over the counter digital review and approval once the PDSD Residential Building Plans reviewer has approved the plans.
