[Initial comment: Verify that the specified metering faucet for the public lavatories can be set to dispense a maximum of 0.25 gallons per metering cycle. Reference: Section 419.6, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09.]
2. Clarify the design of the recirculating hot water system. The symbol for the hot water return (HWR) is three dashes and should connect to the cold water inlet to the water heater. Verify the heat loss of the recirculating system; a small system such as yours typically needs to recirculate only 1 GPM through a ½" HWR. [Initial comment: The developed length of the hot water supply piping appears to be greater than fifty feet; provide a method for maintaining the temperature of the hot water supply system. Reference: Section 607.2, IPC 2018.]
3. See Table C404.5.1, IECC 2018; the maximum distance from a heat source (i.e. the recirculating loop) and a lavatory in a public restroom is 2-feet with ½" pipe (6-inches with ¾" pipe). Recheck your fixture unit calculations - you show two different demands for the gym and the total demand for the apartment complex appears to be under-estimated. Verify the fixture units used for the plumbing fixtures. The sauna and steam room are not plumbing fixtures; add their individual demands to the total demand for the plumbing fixtures. [Initial comment: Verify the size of the water meter serving this suite, the size of the backflow preventer associated with the water meter, and provide the total water demand served by the water meter. Reference: Section 107.2.1, IBC 2018.]
2. The water pressure used in the calculations is supposed to be the minimum pressure available at the water source (i.e. the water meter). Your calculations used 65 PSI but Tucson Water maintains that the minimum pressure should be 54 PSI. In addition, base the static lift on the highest water outlet (e.g. a showerhead on the second floor of the apartment). See Appendix E, IPC 2018 for detailed instructions. [Initial comment: Verify the water pressure range for the site; it is not 65 PSI. Reference: Section 107.2.1, IBC 2018.]

1. COMMENT: Zoning has reviewed the Building plans for compliance with the approved version of the development package. While the building footprint and the site revisions are consistent with the approved version of the DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc.) zoning cannot approve the building plans until the PDSD Commercial Plans reviewers have approved the building plans.
2. COMMENT: Zoning will review the building plans on the next submittal to assure that any revisions made to the building plans do not affect zoning requirements and that all PDSD commercial plans reviewers have also approved the building plans and that the DP18-0262 has been approved.
