The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. 2. The vehicle parking calculation is not correct. Per Unified Development Code (UDC) Table 7.4.4-1, RETAIL TRADE USE GROUP, the required number of vehicle parking spaces is based on a ratio of 1 space per 300 sq. ft. gross floor area or a total of 333 spaces required. 3. The "ADA Accessible Spaces Porvided" number does not match what is shown on the plan and should be 10. 4. Until all other PDSD review agencies have approved the building plans zoning cannot approve. Verify that the distance to the hot water termination (e.g. lavatory faucets in a public restroom) from the hot water source complies with the requirements of Section C404.5, IECC 2018. 2. Provide structural calculations for the mounting shelf for the water heater to show that the water heater is safely supported from the building structure. Reference: Section 301.2, IPC 2018. 3. Keynote 4 on sheet P3.0 calls for a ¾" hot water drop to the two LAV-1 units from a ½' hot water supply pipe. Is this intended? 4. Keynote 9 on sheet P3.0 calls for a 4" sanitary waste down from a water closet but the 4" then connects to a 3" horizontal drain. Reference: Sections 704.2 and 708.1.5, IPC 2018. 5. The entry canopy does not have a means of secondary roof drainage. Provide structural calculations to show that the canopy can safely support the maximum possible water depth caused by ponding if the primary roof drains are assumed to be blocked.
