PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FLOOR PLANS:

1. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, R302.5.1. Show this requirement at the doors leading from the garage and shop into the dwelling. The shop is within the unprotected area of the garage because of the window between these spaces.

STRUCTURAL PLANS:

1. Clarify the porch beam size for appropriate load carrying capacity, R301.1. The 21 foot span requires a full dimensional 3 X 6 DF#1 minimum size. Update detail 204 or notate the roof framing plan.

PLUMBING PLANS:

1. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units.
2. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Show a 1" size for the section between the meter and water heater.

MECHANICAL PLANS:

1. Notate a deferred submittal for the Manual J/S/D mechanical system calculations, M1401.3, M1601.1.

ELECTRICAL PLANS:

1. Garage Receptacle Location: an outlet is required at each vehicle bay not more than 5.5 feet above the floor, E3901.9. Add a general purpose receptacle at the north bay.
2. Clothes Washer and Dishwasher GFCI: receptacles require readily accessible protection typically from an upstream device, E3902.9 & 10. Show GFCI protection for circuit A-7.
