Plans show both ends of joists are closer than 18 in., therefore the joist should be PT. For Wood Beams the minimum clearance is 12 inches above earth. Beams may need to be PT also. R317. 2018 International Residential Code IRC. R317 Provide Protection of wood and wood based products from decay, by using preservative treated wood in accordance with AWPA U1. Dimensions for these locations on plans are not given, except for approx. 6 feet to top of floor in middle. Provide accurate dimensions for all locations of wood floor over crawl space. R408. R408.1 provide ventilation openings 1 square foot /150 sq. ft. living space (1/150); and 408.4 Maintain access to crawl space 18x 24 in floor, 16 x 24 in wall. It is recommended to install 6 mil poly or other class 1 vapor barrier over dirt in crawl, this will decrease the ventilation requirement to 1/1500. |
