PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. Limit all code references to those recognized by the City of Tucson. Adopted 2018 codes are listed at the Planning & Development Services web site. Update the title blocks on A-2 and A-2.1.
2. Clarify the size of the proposed addition of dwelling and covered patio. The Plot Plan is not consistent with the floor plans. Identify areas of demolition.

FOUNDATION PLANS:

1. Provide a Garage wall detail showing a 6" minimum separation of exterior siding or sheathing above finished grade, R317.1 item 5. Also, show the weep screed with a minimum clearance 4" above grade, R703.7.2.1. Update Detail 1-1 on F.1.

STRUCTURAL PLANS:

1. Provide a complete roof framing plan with beams and rafters sized with appropriate load carrying capacity, R301.1.
2. Provide a header schedule and show opening sizes supporting new roof consistent with Table 502.5(1) & R602.7(1).

SECTIONS - DETAILS:

1. Gable ventilation is not appropriate for an unvented roof assembly as shown on A-4.1, R806.1. Notate the gable vent device as decorative on sheet A-3.0.

PLUMBING PLANS:

1. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Along with the BTU demand and length of line to each gas appliance show the developed length and pipe size between the meter and water heater.

ELECTRICAL PLANS:

1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
2. Clarify notes #14 and 20. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
3. The notation requiring tamper resistant receptacles does not include lighting and smoke detector circuits, R4002.14.
