This site is located in the R-3 zone (UDC 4.7.13). A Multi-family is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6. Per UDC Article 6.6.3.C Accessory structures shall not exceed 12 feet in height, unless attached to a principal structure. If attached to the principal structure, maximum height permitted shall be the same as for the principal structure. Proposed height as measured to the midpoint of the pitched roof, see UDC Article 6.4.4.A, is15'-10" As this site is considered multi-family, 3 or more units the site is nonconforming for required vehicle & bicycle parking along with landscaping and pedestrian circulation. The proposed expansion my required full code compliance for the entire site. A development package meeting AM 2-06 may be required. Contact the Zoning Administrator to clarify. |
