COMMENTS: the following comments are relative to an application for NPZ Review (UDC 5.10.3).

This site is located in the NR-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

Prior to zoning approval an NPZ review and approval is required. Owner is proposing to convert an existing carport into a workshop and home office and connect to the main house. The property fronts Grant Rd and Martin Ave. Unpermitted accessory structures have been placed on the property and have been signed off by the adjacent neighbor. An unpermitted awning on the west side of the house encroaches into the required 6' setback. NPZ is required.
