On the Floor Plan, sheet A2, the shear walls at each side of the garage door opening are incorrect. Per the structural calculations they should be type P3 shear walls. 2. On the Floor Plan, sheet A2, there should be a P1 shear wall at the southeast portion of garage wall backing the FAU closet to be consistent with the structural calculations. 3. The hold down with unfilled delta marker should be STHD 14 and not STHD 10 in the Holdown Schedule, sheet A2, to be consistent with the structural calculations. 4. At the front porch where the accessible entry occurs, the Foundation Plan on sheet A6 should include a note directed at the exterior walls "stucco weep screed to be located at or below the foundation plate line and minimum 2" above the porch slab. Provide a minimum 2" high concrete foundation curb at these walls to comply." This note should be directed to all similar conditions. Ref. 2018 IRC R703.7.2.1 5. On the Roof Plan, sheet A5, indicate the 300 SF solar ready zone required by 2018 IRC T103.2 and T103.3. PLUMBING - RESIDENTIAL 1. On the Plumbing Plan, sheet P1, a single bathtub is to be the "gray water fixture." However, per Table P2601.2 of the City of Tucson amendments to the 2018 IRC, available distribution areas greater than 400 SF (see sub note a) require that there be at least one gray water fixture plus the clothes washing machine because per sub note d it is located in a room with walls common to the exterior. ELECTRICAL - RESIDENTIAL 1. Per City of Tucson Solar Ready Ordinance 10549 solar water heating preparation must be included using one of the 4 options outlined in that ordinance. Please indicate on the Electrical Plan, sheet E1, which option will be provided. 2. The receptacle outlet circuit in the garage cannot also serve lighting outlets. Ref. 2018 IRC E 3703.5. 3. The receptacle outlet circuit in the laundry room must be a separate circuit and cannot be served by the bathroom receptacle outlet circuit. Ref. 2018 IRC E3703.3 and E3703.4. 4. The receptacle outlet circuit in the bathrooms cannot also serve the lighting outlets. Ref. 2018 IRC E3703.4. 5. Indicate on the Electrical Plan that the bathroom receptacles are GFI (some receptacles do not have this designation). Ref. 2018 IRC E3902.1. 6. Indicate on the Electrical Plan that the Laundry receptacles are GFI. Ref. 2018 IRC E3902.9. 7. Revise Electrical Note 24 to accurately reflect which rooms require arc-fault circuit interrupter protection per 2018 IRC E3902.16. List the required locations pertinent to this dwelling. Bedrooms are only one of the required locations. 8. Change Electrical Note 26 to read "90%" rather than "75%". Ref. 2018 IRC N1104.1. |
