PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Include sheet MEP-1.

Clarify overtyped lines on sheet S-1, R106.1.1.

FLOOR PLANS:

1. Show compliance with the Pool Barrier requirement by including a pool alarm system for doors and windows open to the pool, or show a continuous barrier around the pool, 2018 ISPSC.

STRUCTURAL PLANS:

1. Provide a beam size for supporting the porch roof between the columns and over the gate areas, or provide a structural engineer analysis and seal, R301.1.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.

PLUMBING PLANS:

1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. Show compliance with the maximum length of hot water piping shall not exceed 50', IPC607.2.
2. Provide a water hammer arrester for quick-closing valves serving the clothes and dish washers, P2903.5.

MECHANICAL PLANS:

1. Show the location of heating and cooling equipment C/U-1, M1401.2.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity.
2. Clothes Washer and Dishwasher GFCI: receptacles require readily accessible protection typically from an upstream device, E3902.9 & 10.
3. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Adjustable security light fixtures are unshielded, not FCO.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show compliance with the simplified prescribed energy values for glazing is U=0.40 with a solar heat gain coefficient SHGC minimum value of 0.25, N1102.1. Update the window schedule.
2. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14.
