TRANSMITTAL DATE: March 4, 2019

The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

1. Until development package DP18-0170 is approved Zoning cannot approve the building plans.

2. There appears that some type of land split or subdivision is proposed. As the parcel proposed to be split was created via a subdivision plat and has already be split numerous times a minor subdivision is required. This process must be completed prior to approval of the building plans.

3. Provide proof of a permits for the "EXISTING GUEST QUARTERS" shown on the plan.

4. Depending on how comment 3 is addressed there may be an issue with the "NEW GREEN HOUSE" size. Per UDC Article 6.6.3.D The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure.
