| 03/25/2019 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. An approved development plan is not to be used for construction of on-site utilities (e.g. water service to the building, etc.). Provide a site plan showing the installation of the water service to the buildings. Note that the civil utilities drawing included in the development package is incomplete and does not show all of the required pipe sizes or the pipe material. Reference: Sections 104.2 and 107.2.1, IBC 2018. 2. A separate permit is required for the installation of a private sewer collection system and will require a review of the system design by the Pima County Department of Environmental Quality. Reference Title 18, R18-9-E302, 4.02 General Permit, Arizona Administrative Code. 3. Correct the demand calculation for system 2 (west side of this phase). 4. The rim elevation of the next upstream sanitary manhole (2689.5') is more than 12" below the first floor elevation of building 13 (2691.00'). Do not install a backwater valve. Reference: Section 714.1, IPC 2018, as amended by the City of Tucson. 5. Provide the slope of the proposed rain gutters. Reference: Section 1106.6, IPC 2018. 6. Provide secondary roof drains for the roof areas with parapets. Reference: Section 1108.1, IPC 2018. 7. Revise the design of the hub drain per Section 802.4.2, IPC 2018. |
| 03/25/2019 | ROBERT SHERRY | WATER | REVIEW | Reqs Change | The development package indicates a 3" water meter and a 3" backflow preventer will serve buildings 7 through 18 while the plumbing plans call for a 2" water meter and a 2" for that application. Coordinate with the civil design and verify the result with Tucson Water. |
| 03/26/2019 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. The COMcheck envelope compliance certificate calls for R-44 cavity insulation in both the high-bay and low-bay roofs with an additional R-5.0 continuous insulation for the low-bay roofs; where is this shown on the plans? Reference: Section 107.2.1, IBC 2018. 2. Provide thermal load and HVAC equipment-sizing calculations to confirm the specified heat pumps for each apartment type. Reference: Sections R302.2 and R403.6, IECC 2018. 3. Revise the note on sheet A6.2 to call for all exterior window types to have the maximum SHGF and U-factors as shown in the COMcheck calculations. 4. Verify that the kitchen hood will exhaust a minimum of 100 CFM (intermittent operation). Reference: Section 403.3.2.3, IMC 2018. |
