Show how the 74.9% allowable area increase for frontage was calculated.
2. Sheet C1.0; Reference Site Plan: The total Service Area addition indicates 2641 SF, while the sum of the areas (665 + 1959 SF) is 2624 SF. Please coordinate.
3. Sheet C1.0; Building Area Calculation: The area of the enclosed existing canopy indicates 1743 SF, while the plan on this sheet indicates 1959 SF. Please coordinate.
4. Sheet A0.0; Life Safety Plan: The restrooms and janitor's closet all indicate "?" for the number of occupants. Please remove the ? (no occupant load is required).
5. Sheet A0.0; Life Safety Plan: The new Service Bays indicate 2552 SF. That number does not match the SF indicated on Sheet C1.0. Please coordinate.

7. Sheet A0.0; Occupant Load Calculations: Is this set of drawings requesting a new C of O for the entire building (per the Occupant Load Calculations Table), or just for the new Service Bays area? Please clarify.

03/04/2019 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. A splash pad located on a concrete slab is not an approved location for the termination of a drain from an evaporative cooler. Reference: Section 307.2, IMC 2018.
2. Provide justification for not providing a source-capture exhaust system for the vehicles being serviced. Reference: Section 502.14, IMC 2018.
03/04/2019 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Verify the operating weight of the specified radiant heaters. Reference: Section 107.2.1, IBC 2018.
2. Note 2 for the radiant heater schedule calls for the installation of a "concentric vent termination kit". Show how the radiant heaters are to be installed per the manufacturer's instructions with regard to ventilation of the area above the heaters and dilution of the products of combustion. Reference: Section 305.1, IFGC 2018.
3. Southwest Gas, the local gas utility, provides natural gas at 7" WG, 2 PSIG, and 5 PSIG. The specified radiant heaters require a minimum inlet pressure of 7" WG and will require a gas meter that delivers at least 2 PSIG gas into a regulator located after the meter set. Reference: Section 402.1, IFGC 2018.
4. Based upon Table 402.4 (2), IFGC 2018, a 1-1/4" carbon steel pipe is required for the pipe serving the six radiant heaters (a 1" pipe can serve a maximum of 173 CFH at 125-feet).
5. Detail 1/M2.1 calls for the water supply pipe to the evaporative cooler to be labeled as "non-potable". Provide a backflow preventer between the supply to the evaporative cooler and its connection to the building water distribution system. Reference: Section 608.17.6, IPC 2018.
6. Note: An evaporative cooler is not a plumbing fixture and it is not appropriate to estimate its water demand using fixture units. Reference: Section E102.2.2, IPC 2018.

1. COMMENT: Zoning has reviewed the Building plans for compliance with the unapproved version of the development package. While the building footprint and the site revisions are consistent with the unapproved version of the DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc.) zoning cannot approve the building plans until the PDSD Commercial Plans reviewers have approved the building plans.


2. COMMENT: If available, include a reference copy of the PDSD approved and signed version of the DP with the next submittal of the building plans package. The unapproved version of the DP included in the building package set shall be replaced with the PDSD approved and signed version or the dp sheets must be marked as reference only.


3. COMMENT: Zoning will review the building plans on the next submittal to assure that any revisions made to the building plans do not affect zoning requirements and that all PDSD commercial plans reviewers have also approved the building plans.
