However under the heading “Chapter 6, Table 602” the labels and fire resistance ratings based on fire separation are for construction type 3B. What construction type are these buildings? Revise the code review to be consistent with the selected construction type. On sheet T1.0, the heading “Chapter 5, Table 503” is incorrect. There is no Table 503 in the 2018 IBC. Revise. On sheet T1.0 under “Chapter 5, Table 503” the allowable building height shown is not according to 2018 Table 504.3. For construction types 2B and 3B sprinkled, the allowable height is 75-feet. The 52,500 SF allowable area shown under “Chapter 5, Table 503” is, according to Table 506.2, pertinent to a sprinkled multi-story building. Because the first floor areas of Building 1 – 3 combined is 46,639 SF which is less than the allowable, all three buildings can be considered a single building for allowable area and fire-separation purposes as a single building. Please add a note to this Code review section stating this intent and the referenced Code Sections. Ref. 2018 IBC 503.1.2 and 705.3. On sheet T1.0, “Chapter 29” refers to Section 2907. There is no Section 2907 in the 2018 IBC. Revise to reference 2902.1. The plumbing fixture calculations on sheet T1.0 under “Chapter 29” uses an occupancy load of 253. The occupancy for the office area is not included so it is assumed that the restroom opening into the office is solely for staff use. And because the occupancy of the office area is less than 14 a single restroom is allowed for it. For the remainder of the spaces an occupant load of 253 is used to determine amounts of plumbing fixtures. Because the occupant load is greater than 15, separate toilet facilities for each sex are required by 2018 IBC 2902.2. Only one toilet room for customers is shown in the plans. The plumbing fixture ratio of 1 water closet and 1 lavatory for each 100 customers shown in sheet T1.0 is correct per Table 2902.1, however the calculation is not. 253 occupants/2 = 126.5 men and 126.5 women. 126.5/100 = 1.265 water closets and 1.265 lavatories for each sex. Rounded up to the next whole number in accordance with 2018 IBC 2902.1.1, 2 water closets and 2 lavatories for men and 2 water closets and 2 lavatories for women in separate restrooms are required. On sheet T1.1, item 1 in this 2-hour concrete block “assembly” refers the reader elsewhere in the UL directory to “concrete blocks” for eligible manufacturers of the concrete block allowed by tested UL Design No. U905. Please add this list to sheet T1.1 and to specification Section 04 22 00 Concrete Masonry Units on sheet A9.0. Also verify with the Structural Engineer that the masonry units allowed by UL Design No. U905 comply with his masonry specification on sheet S0.01. Per 2018 IBC Table 602, all of the west wall of Building 1 and a portion of the west wall of Building 2 shall be 1-hour fire-rated, assuming the construction type is 3B, as the distance from this wall to the property line is less than 30-feet. If the construction type is 2B no fire resistance rating is required. If the construction type of the building is 3B, the doors on the west wall of Building 2 shall be ¾-hour fire-rated. Ref. Tables 716.1(2) and 716.1(3). Glazing shall bear the fire-rated glazing marking shown in these Tables. On sheet SP1.2, The southern building is labeled Building 1, 1-story and with a height of 20’. Revise to identify it as Building 3 with associated characteristics. Ref. 2018 IBC 107.2.1. The Legend on sheet A0.31 has a rated wall designation. Another fire-rated wall designation must be shown in the legends for Buildings 1 and 2 floor plans to indicate locations/extents of 1-hour fire-rated exterior walls. This is only pertinent if the construction type is 3B. Add a listed 1-hour fire-rated exterior wall assembly to sheet T1.1 if the building construction type is 3B. Ref. 2018 IBC 107.2.1. On floor plans, the A1 sheets, exterior wall type 1 is described as 8” CMU. However, because these buildings are space conditioned with fan coil units their thermal envelopes (exterior walls, roof, fenestration) must be in full compliance with the provisions of Sections C402 of the 2018 IECC unless it can be shown that these are low-energy buildings in accordance with C402.1.1, and therefore exempt from thermal envelope requirements. Per C402.1.1(1) these buildings must be shown to have “a peak design rate of energy usage less than 3.4 Btuh/sf or 1.0 watt per sf of floor area for space conditioning purposes.” A “peak design rate of energy usage for space conditioning purposes” refers to the total peak primary energy used for space conditioning (heating or cooling). There are no limits placed in such buildings for the energy used for lighting or service water heating in determining whether or not a building is “low energy.” If it cannot be proved that these buildings are low energy, the following prescriptive design requirements apply and must be shown in the documents: Per Table C402.1.3 exterior mass (masonry) walls shall be prescriptively insulated with continuous R-5.7 insulation or have ungrouted cores filled with materials having a maximum thermal conductivity of 0.44 Btu-in/h-f2 degrees F. Metal framed walls must have a minimum of R-13 cavity insulation and a layer of R-5 continuous insulation. Ceilings shall be insulated a minimum of R-38 (the building sections and wall sections on the A5 sheets show R-30). Non-swinging (i.e. garage doors/roll up doors) opaque doors shall be minimum R- 4.75. Fixed fenestration shall have a maximum U-factor or 0.50, operable fenestration shall have a maximum U-factor or 0.65, and entrance doors shall have a maximum U-factor or 0.83. All glazed fenestration shall have a maximum SHGC of 0.25 on the south, east and west sides, and maximum 0.33 on the north side. Ref. 2018 IECC Table C402.4. On wall section 2/A5.31 there are notes pointing to the masonry wall that state “2x metal framing with R-19 batt insulation”, “stucco over 5/8” Densglass sheathing over metal framing”, and “metal panel over 5/8” Densglass sheathing over metal framing.” Are these notes appropriate for the masonry wall? Ref. 2018 IBC 107.2.1. On stair sections 5/A7.30 and 5/A7.31 show riser heights. Per 2018 IBC 1011.5.2 maximum riser height is 7” measured vertically between nosings of adjacent treads and per 1011.5.4 the tolerance between smallest and largest riser heights shall not exceed 3/8” in any run of stairs. The spacing of horizontal rails in guardrail detail 12/A8.1 shall be revised to show that openings between rails and between floor and rail are less than 4-inches clear so that a 4-inch sphere cannot pass through from walking surface to required height of 42-inches. Ref. 2018 IBC 1015.4. Please submit a City of Tucson Certificate of Special Inspections for all the special inspections required by the structural engineer on sheet S0.03. Foundations note 4 on sheet S0.01 states that the design basis for soils is 2,500 PSF at 2’-0” below finished grade. However, the referenced soils report limits the allowable bearing pressure at 2’-0” below finished grade to 2,300 PSF. Ref. 2018 IBC 107.2.1. Floor beam FB-2 is shown in the Floor Beam Schedule on sheet S1.20 as “double C8x2.5x12 GA” while the structural calculations specify “double C8x3x0.105 (12 GA)”. |
