COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the RX-2 zone (UDC 4.7.7). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-1). See Use-Specific Standards 4.9.7.6.

The minimum setback is twenty feet facing each interior property line (Table 6.3-1.A). Due to the requirement of a retaining wall on the northeast side of the property, the house is being built within the required setback to the southwest. The proposed setback from the southwest property line is 15'. A DDO is required.
