04/04/2019 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Approved | 1. Sheet X1; Exit Plan: On this plan, please indicate the actual common path of egress travel from the kitchen to the location where the occupants have separate and distinct access to the two exits. In the Code Analysis, please indicate the maximum allowable common path of egress travel distance per the IBC Table 1006.2.1. 2. Sheet X1; Code Analysis: The exit width calculation indicates (2) 36" doors, while the plan indicates a single and a double door. Please revise. 3. Sheet X1; Code Analysis: It does not appear the square footage or the occupant load of the outdoor patio (indicated on Sheet AS1) is included in the total square footage or occupant load as required by the IBC Section 1004.7. Please verify and revise as required. This will also affect the Plumbing Calculation Table on Sheet X1. 4. Sheet X1; Code Analysis: The Plumbing Calculation Table indicates one water closet is provided for males. The floor plan indicates a urinal in the men's restroom in addition to a water closet. Please revise the table as required. 5. Sheet A1; Finish Notes: Note 5 indicates epoxy paint in the bathrooms. The IBC Section 1209.2.2 indicates a smooth, hard, nonabsorbent surface on the walls to a height of not less than four feet when within two feet of service sinks, urinals, and water closets. Please revise the restroom wall finish to meet that requirement. 6. Sheet A1; Floor Plan Keynotes: Please indicate in Notes 8, 9, and 15 the allowable accessible height as required in the 2009 ICC/ANSI A117.1 for the millwork noted. 7. Structural Sheet; Details 1 and 2: Notes at the unistrut indicate "by others". Who are the "others" responsible for the unistrut size, spacing, and connections? I would expect the structural engineer of record to provide that information on the drawings. 8. General: Please provide written responses to all review comments. 04/04/2019 | DAN SANTA CRUZ | ELECTRICAL-COMMERCIAL | REVIEW | Approved | Please address the following electrical plan review comments. Also provide a written response. 1. The mechanical feeder schedule on plan sheet E2.1 calls the water heater WH-1. The panel schedule calls it WH-3. Please clarify. 2. Plan sheet E2.1 calls out a 5KW water heater at the location. This does not correlate with the Electrical Feeder Schedule, Panel Schedule, or the Water Heater schedule on plan sheet P4 (gas) Ref; 2018 IBC 107.2.1, 2017 NEC. |
04/04/2019 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Approved | 1. Provide a design for the proposed Type I hood installation that clearly shows that the installation will comply with the requirements of Sections 302, 304, 506, 507, and 508, IMC 2018. Reference: Section 107.2.1, IBC 2018. 2. Footnote b on Table 403.3 states that mechanical exhaust is required for the kitchen and no air from the kitchen may be recirculated to any other space. AC-2 is recirculating air from the kitchen to room 103, which is categorized as an office. Reference: Section 403.2.1 (3), IMC 2018. 3. The air balance for the suite indicates a negative 150 CFM condition. Provide sufficient make up air to prevent interference with proper operation of the water heater. Reference: Section 304.4, IFGC 2018. |
