Not for construction.” Please remove this stamp and provide Architect’s seal. The First Floor Life Safety Plan on sheet G102 identifies an “existing 4-hour area separation wall. Typ. both sides.” This is an unusually high fire-rating for demising walls. Are these party walls? Label the IBC Occupancies/Uses in the tenant spaces on either side of this tenant area and provide the wall assembly description on the plan for these existing demising walls. In the Room Schedule-Total on sheet G102, the Party G room on the mezzanine is labeled as “Accessory – Storage/Mechanical and an occupancy factor of 1 occupant per 300 SF is used. All other Party rooms are assembly spaces with an occupancy factor of 1/15. Also, the mechanical plan shows duct and air supply to this room that is similar to other Party rooms. Please explain. Ref. 2018 IBC 107.2.1. On sheet G102 a request is made to use an alternative method for calculating the occupant load for the Jump Area 300 in regards to determining the amounts of required plumbing fixtures. This request cannot be evaluated as part of the building permit review. You must submit an Appeal to the Building Official for this deviation from the Building Code requirements of the 2018 IBC 2902.1.1. The Appeal form may be found on the City of Tucson Planning & Development Services website under the link “All Application Forms & Submittal Requirements”. Additionally, when/if the Appeal is approved for the proposed occupant load, the plumbing fixtures calculation must be revised. The 2018 IBC 2902.1.1 requires that each separate area (shown in Room Schedule – Total on sheet G102) use the men’s and women’s fixture ratios from Table 2902.1 that most closely correlates to the function of the area. The calculated amounts of the plumbing fixtures for each function are then added together and fractions rounded up to the nearest whole number to provide the total fixtures required for each sex. This is not what you show in “Provided Fixture Counts” on sheet G102 where the total occupancy divided by two is multiplied by the fixture ratios for line 1 in Table 2902.1 “theaters and other buildings for the performing arts and motion pictures.” This description does not correlate to how the facility is to be used. Line 5 in Table 2902.1 “…gymnasiums” more closely resembles the function of the jump area and the fixture ratios for this line should be used for area 300. However, in addition to modifying the occupant load for the Jump Area your Appeal to the Building Official could include an alternate method for determining total plumbing fixture counts if it can be shown that the intent of the Code is met. The Code references IBC 104 and FBC 104.11 in the Plumbing Fixture Counts section on sheet G102 are incorrect. The adopted Code and pertinent section is 2018 IBC 1004. Ref. 2018 IBC 107.2.1. The room by room finishes schedule on sheet A110 references “ETR” however this abbreviation does not exist in the Finish Schedule. What is it? Ref. 2018 IBC 107.2.1. On sheet A110, Party G on the mezzanine is enclosed by walls. However, 2018 IBC 505.2.3 requires that mezzanines be open and unobstructed to the room in which the mezzanine is located except for walls not more than 42-inches in height. Exception 1 probably does not apply (see review comment 3 above) and exception 2 and 5 probably do apply however you must show the exit access door out of this room per the Mezzanine Life Safety Plan on sheet G102. Ref. 2018 IBC 107.2.1. Stair and platform details on sheet A200 indicate that height of platform “varies” and to refer to plans for platform heights. Please revise note to direct reader to sheet A300. Show the existing ground floor as 0’-0” (in pits as well) and clearly indicate the locations and extents of differing platform heights. Label clearly locations and extents all guards, railings and knee walls (if any). Ref. 2018 IBC 107.2.1. There is an elevation marker 4/A400 on the right side of the First Floor Plan, sheet A110, that does not exist in the drawing set (sheet A400 does not exist). Ref. 2018 IBC 107.2.1. At the south side (exterior) of the First Floor Plan near the main entry, sheet A110, there is a detail marker 8/A301 that appears to be incorrect. Ref. 2018 IBC 107.2.1. Ref. 2018 IBC 1015.4. Chain link fencing details 6 and 7/A113 do not include information regarding how the posts will be anchored to the mezzanine floor system. Show how fences as guards will be designed to resist 50 PLF and a concentrated load of 200 pounds. This also applies to handrails shown on sheet A200. Ref. 2018 IBC 107.2.1, 1607.8.1 and 1607.8.1.1. Each has a keynote (22.11 and 22.12) directing the contractor to determine gas piping needs. This shall be done now by the applicant as part of this permit and not left to the contractor to determine adequacy of the existing available gas system to accommodate the two new appliances. Ref. 2012 IPC 106.3.1. Keynotes 22.03, 22.04, 22.05, and 22.09 direct the contractor to verify sizes of existing cold water lines being connected to.
