3. Contact Tucson Water for new water services, not the City of Mesa. They are located at 201 N Stone Ave., 520-791- 5164.

02/01/2019 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Verify the maximum U-value that will be accepted for the curtain walls. The COMcheck component description shows 0.28 BTU/hr ft^2 F but the specifications allow a U-value of 0.66 BTU/hr ft^2 F. Reference: SectionC303.1.3, IECC 2018.
2. Provide heating and cooling load calculations to justify the heating/cooling capacities of the specified HVAC units. Reference: Section C403.1.1, IECC 2018.
3. Verify that the freezer complies with the requirements of Section C403.10.2, IECC 2018.
4. Condensate drains may not terminate over a roof drain or gutter unless the roof drain or gutter terminates at or below grade in an area capable of absorbing the condensate flow without surface drainage. Reference: Section 307.2.1, IMC 2018, as amended by the City of Tucson.

02/01/2019 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. An approved development plan is not to be used for construction of on-site utilities (e.g. water service to the building, building sewer, etc.). Provide a site plan showing the installation of the water service to the building and the installation of the building sewer. Reference: Sections 104.2 and 107.2.1, IBC 2018.
2. Coordinate the source and location of the irrigation water meter, backflow preventer, and service piping with the civil design.
3. Verify that the specified sensor faucet for the public lavatories has an automatic time-out so that it will dispense a maximum of 0.25 gallons per metering cycle. Reference: Section 419.6, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09.
4. Verify that all of the vents (except for the island sink vents) rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally. Reference: Sections 202 (horizontal pipe) and 905.4, IPC 2018.
5. Clarify which roof drains are primary and which are secondary. Primary roof drains may not discharge onto a sidewalk.
6. Clarify the connected loads or input ratings for each appliance. Southwest Gas, the local gas utility provides natural gas with an energy content of approximately 1,000 BTU per cubic foot. Reference: Section 402.1, IFGC 2018.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: Zoning has done a cursory review of the building plans. Prior to a more comprehensive review by zoning the DP must be reviewed and approved prior to zoning approval of the building plans. While the cursory review did yield an indication that the building plans are consistent or inconsistent with a Development zoning cannot approve the building plans at this time.

2. COMMENT: Zoning will review the building plans on the next submittal and do a comparison to the DP if available to assure consistency with what is proposed on the DP drawings as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc.). Also zoning cannot approve the building plans until the Commercial Plans reviewer(s) have approved the building plans.

3. COMMENT: If any changes are necessary to the building plans due to plan review comments that affect zoning requirements the DP will have to be revised to reflect the changes. Once the DP is approved by all reviewers and the building plans are approved by the Commercial Plans reviewers zoning can approve the building plans.
