Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

A special inspection request is required with the permit application for epoxy set anchors, R109.2.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

FLOOR PLANS:

1. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1, or show passage between the proposed and existing accessible attic areas. Update sheet A1.0.

STRUCTURAL PLANS:

1. Provide an engineer's calculation, design and seal for:
a. A shear wall design as shown on sheet S1.0.
b. When a Braced a Wall Panel is not within 10' of each end of a framed wall line. Loft window wall.
c. A bearing wall two feet from the support wall; not listed in Table R602.10.4.
d. A retaining wall with unbalanced fill exceeding 48 inches, R404.4.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. Update sheets A3.0 and A4.0.

PLUMBING PLANS:

1. Provide devices rated for application, G2406.3. A two-way valve is not appropriate for building drainage. Show a gray drain line to the building exterior without a diverter valve and appropriate connections to the sewer system, or provide the spec sheet for a compliant diverter for drainage applications.

ELECTRICAL PLANS:

1. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3404.12.
2. Show receptacle outlets at wall spaces 2' or more with no wall point (include window openings) more than 6' from a receptacle outlet, E3901.2. Show floor mounted receptacle outlets within 18" of the window face at the Great Room glass wall, R3901.2.3.
3. Show receptacle outlets at each kitchen counter space with no point along the wall line more than 24" from a receptacle outlet, E3901.4.1. Show receptacles within 2' of counter edges or corners and no more than 4' apart. A receptacle may be placed at the counter end panel.
4. Clothes Washer and Dishwasher GFCI: receptacles require readily accessible protection typically from an upstream device, E3902.9 & 10.
