On January 1, 2019, prior to submittal of this project to the City of Tucson, the 2018 I-codes and 2017 NEC became the adopted codes for the City of Tucson. Please revise the Building Code information and revise all Code references and Section references in the code review sheets to conform to the 2018 code version. On Code sheet G-003 and Egress Plan sheet G-101 there is included in the Chapter 10-Means of Egress section the Architect’s interpretation (Note 1) for calculating the occupant load for game rooms. This interpretation which does not include 50% of the gaming floor area in the occupant load calculation is not compliant with 2018 IBC Table 1004.5. While it is true that the large game machines prevent occupancy of a large portion of the floor, the Table presumably includes the gaming machines in the 11 gross square feet per occupant load factor. Therefore, the occupant load for gaming areas (combined) is 25,321 SF/11 GSF per occupant = 2,302 occupants. Please revise the Table. Please revise the Means of Egress Sizing calculations per building comment 2. Ref. 2018 IBC 107.2.1. If the new occupant load calculation requires that more exit doors be installed, a new Appeal to the Building Official or revision to the existing Appeal for plumbing fixtures to include occupant load for egress may be available with limits on the total number of people allowed in the whole suite. Ref. 2018 IBC 1004.5 exception. On sheet G-003 Code Review, Chapter 13- Energy Efficiency refers to COMchecks for compliance with the International Energy Conservation Code. Please submit these COMchecks for review. The COMchecks shall be run to show compliance with the 2018 IECC. Provide structural calculations for the 18’ tall bowling pin sign foundation sealed by the engineer of record. Ref. 2018 IBC 107.2.1. |

The floor sinks, hand sink, and floor drain in the snack bar area shall be connected to the grease waste per City of Tucson amendment to the 2018 IPC Section 1003.3. The hand sink may discharge into the common sanitary line if a sign is posted above it stating: “HANDWASH SINK ONLY! NO FOOD PREPARATION OR DISHWASHING ALLOWED.” The plumbing plans note that the new kitchen and pantry fixtures will be routed through an existing grease interceptor. Flood lights and all exterior lighting shall be 3500K maximum section 402.1 Outdoor lighting code. 401.3.4 Flood and spot lamps. Flood or spot lamps shall be aimed no higher than 45 degrees to the horizontal (half-way between straight down and straight to the side) when the source is visible from any adjacent residential property. 403.1 Unshielded Light Sources. Unshielded lighting shall be extinguished between 11:00 P.M. and sunrise the following day. 3. Provide information on plan to meet the city of Tucson/Pima County outdoor lighting code. Lights shining on to bowling pin sign shall meet requirements of the section on sign lighting with a timer installed. If these lights are unshielded then they must meet section 403.1. 403.5 Outdoor Lighting Controls. 403.5.1 The means of controlling the specific “off” curfew shall be by a 24 hour timing device that includes stand-by power to maintain the time and program for a minimum of 6 hours. 403.5.2 Whenever any curfew “off” time is required by this Code, a permanent sign or notice shall be installed at the time control device stating the required turn-off time. Such sign or notice may be installed within the cover of the time control device such that it is visible whenever the device is set or adjusted. 4. Show lightings loads per section 220.12 NEC per table 220.12 general lighting loads. 5. Provide com-check for lighting as listed on G101. 6. Provide GFCI in areas of basement not intended as habitable rooms. 210.8(B)(10). 7. Provide note on electric pages (EP-101, 102 and 103) and specify type of outlet box used to maintain the 1-hour rating of the one hour rated wall. |
