This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate an accessible door with a maximum ½" threshold height, a 30" minimum net interior door width, lever-type door hardware, electrical outlet reachable range of 15" - 48" above floor, grab bar reinforcement of 2"x6" blocking at the toilet, tub and shower 36" above floor, and a second row at the tub 9" above the tub rim. 2. The solar water preparation requires a minimum 3" capped sleeve over the water heater. The larger size is optional. 3. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Include two clothes washer standpipes, one with an above grade stub-out, and one to the building drain; also provide gray drain-line discharge of all second story bathing fixtures through an exterior-wall drop for future gravity distribution. Include an aliened purple colored 2" vertical drop to a cleanout cap 2' above grade. The home owner may perform system alteration for future gray water usage. Add the appropriate detail found at the web site: https://www.tucsonaz.gov/files/pdsd/codes-ordinances/Grey_Water_Options_FINAL_.pdf 4. Provide ¼" = 1' scaled drawings with legible notation (minimum 3/32" lettering). SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. FLOOR PLANS: 1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1. Include the threshold condition at the vehicle doorway or an exterior hinged door when the garage is used for the accessible route. 2. Roof projections may not extend to a point closer than 2 feet from the property line. Provide notation for compliance with R302.1 (City of Tucson Amended) by reducing the roof overhang dimension at the east property line area. 3. Roof projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended) for the north and east ground floor roof overhang. The fire protected overhang may not extend closer than 24" from the property line. 4. Show door 101.3 with self-closing and self-latching provision, R302.5.1. 5. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1. STRUCTURAL PLANS: 1. Provide the location load bearing walls or building supporting structure below the second floor, R301.1 2. Provide a complete braced wall (BW) design, R602.10 include: a. Braced wall lines with maximum spacing of 60' and offsets no more than 4'. b. Braced wall panel within 10' of each end and no more than 20' between edges. 3. Provide a complete R602.10 compliant braced wall panel design, or provide an engineer's calculation, design and seal for shear wall placement. SECTIONS - DETAILS: 1. Show a cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12" footing depth below the undisturbed ground surface (R403.1) with 12" minimum width for wood framed walls R403.1.1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground (R317.1 item 5) with minimum ½" diameter anchor bolt and treated sill plates, R602.10.8 & R403.1.6. Update sheet A7 detail 5. PLUMBING PLANS: 1. Tucson Water Department limits 5/8" water meters to a maximum of 11 IRC fixture units or 15 gallons per minute. Show a ¾" water meter. 2. Provide a water hammer arrester for quick-closing valves serving the clothes and dish washers, P2903.5. MECHANICAL PLANS: 1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1505. Show a source of outside supply air or continuous exhaust fan function. 2. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.3.1. Update note #9. 3. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Smoke alarms are required outside each separate sleeping area, R314.3.2. 2. Show overhead or underground service conductors on the electrical riser diagram, E3403. 3. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4 and E3901.6. 4. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3901.4.1. Show receptacles within 2' of counter edges or corners and no more than 4' apart. 5. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. 6. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1. Update note #31. INTERNATIONAL ENERGY CONSERVATION CODE: 1. The simplified prescribed energy values for glazing is U=0.40 with a solar heat gain coefficient SHGC minimum value of 0.25, N1102.1. Update sheet A1.1 Door and Window Keynotes #3, 6, 7 & 8 for consistence with the REScheck report if not meeting prescriptive compliance. 2. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14.
