PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SECTIONS - DETAILS:

1. Show a frame wall supported with a foundation/floor height for achieving the 6" clearance between framing and ground (R317.1 item 5) or show a concrete stem.
2. Show the weep screed with a minimum clearance of 2" above paved areas, R703.6.2.1. Update the Wall Detail and consider a design with concrete stems or with exterior concrete 4" below finished floor level.

PLUMBING PLANS:

1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. Show compliance with the maximum length of hot water piping shall not exceed 50', IPC607.2.
2. Show an individual accessible water supply shut off for each dwelling unit, P2903.9.1.
3. Show the new water pipe connection to an existing ¾" pipe at the existing dwelling. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units, therefore the existing water pipes may require replacement with larger sizes for controlling excessive water flow rates between the water meter and point of new connection, P2903.7.

ELECTRICAL PLANS:

1. Provide an electrical riser diagram, E3403. Notate the feeder size for the new sub-panel and breaker size at the main service panel, E3607.3.
2. Provide a water heater circuit ampacity consistent with the load shown on the Mechnical Plan, E3702.11.
3. Use Table E3702.13 for sizing 15, 20 & 30 AMP branch circuit conductors and protection ratings. Replace the 18 gauge wire with 14 gauge on the panel schedule.
4. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. .
5. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
