Per the IBC Table 1004.1.2, the occupant load should be based on the function of the space. Typically, clubhouse function will be for gathering of persons for civic, social, or recreational purposes (Assembly). Please recalculate the occupant load for this use. You can break the space down into individual use areas (kitchen, office, lobby, etc.), but the occupant load will most likely exceed 15 occupants, thus affecting the number of required restrooms for the building. An appeal to the Building Official for one restroom (allowing only 15 occupants in the space) would be required.
2. Sheet A1; Code Review: Please address the requirements for a drinking fountain and a service sink according to the IBC Table 2902.1.
3. Sheet A3; Floor Plan: Please indicate the sink/countertop height in the kitchen as 34" above finish floor for accessibility.4.
4. Sheet A3; Floor Plan: Please indicate the hardware for exterior doors F and G.
