05/12/2020 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Provide the mechanical COMcheck certificates; AC-1 appears to require an economizer. [Second comment: Comment not addressed.] [Initial comment: Demonstrate energy code compliance for the alterations to the building envelope and the addition of the new rooftop units. Reference: Sections C101.4.3, C101.5, C103.2, C303, and C401.2.1, International Energy Conservation Code 2012.]
2. The make-up unit schedule and mechanical plan show a total of 3300 CFM of make-up air being delivered to the Type I hood, but the hood schedule indicates that the maximum amount of make-up air is 3025 CFM. [Second comment: Comment not addressed.] [Initial comment: Coordinate the exhaust and make-up air flow rates shown on the grease hood schedule, exhaust fan ventilation schedule, make-up air equipment schedule, and the mechanical plan. Reference: Section 107.2.1, IBC 2012.]
3. The listed uses do not include separation of the Type I hood from combustible construction. [Second comment: Comment not addressed.] [Initial comment: The practice of using grease duct enclosure material (i.e. fire wrap blanket) to provide clearance to combustibles where a hood penetrates a ceiling has been specifically prohibited by Section 507.10, IMC 2012 because the grease duct enclosure material has not been listed for this use. See Section 506.3.11, IMC 2012 for the hood enclosure requirements.]
05/12/2020 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Revise detail 4/P2.0 to show the recirculation system components. [Second comment: Comment not addressed.] [Initial comment: The developed length of the hot water supply piping appears to be greater than fifty feet; provide a method for maintaining the temperature of the hot water supply system. Reference: Section 607.2, IPC 2012.
2. A new underground vent is still shown on the waste & vent diagram. [Second comment: Comment not addressed.] [Initial comment: Verify that all of the new vents (except for vents serving interceptors located outdoors) rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally. Reference: Section 905.4, IPC 2012.
05/14/2020 ERIC NEWCOMB BUILDING-COMMERCIAL REVIEW Reqs Change 1. Sheet G1.0; Site Plan: A note on the east side of the building indicates "New Roof Over Existing Out Door Eating". Please provide structural calculations and notes for that addition.
2. Sheets D1.0, A1.2, A4.0, S1.0, and S2.0; Plans: Please add north arrows to all plans.
3. Sheet A1.0; Floor Plan: Per the IBC Section 1109.11, 5% of the seating and standing spaces must be accessible. Please provide a calculation on this sheet for the required number of accessible spaces, and indicate those spaces on the plan.
4. Sheet A1.0 (Floor Plan); Wall Legend: There are six Wall Types indicated in the Legend, but no Wall Types called out on the plan. Please provide, and remove all walls in the Legend not used.
5. Sheet A4.0; Reflected Ceiling Plan: Please indicate the exit light locations on the plan, or reference a sheet in this set that indicates those lights.
6. Sheet S2.0 (Framing Plan); Section 9: Is Section 9 cut at the correct location on this plan? Are the roof joists indicated on the section actually existing joists (per Section 1)? Please verify.
7. Sheet S2.0; Floor Plan: A note near Section cuts 5 and 7 is confusing. If the existing W10 is not continuous to the exterior wall, how is it supported on its west end? Please clarify this note by adding two details that show the alternate conditions.
8. Sheet S2.0; Floor Plan: This plan does not clearly depict the existing roof framing from the new framing. Please revise.
9. Sheet S2.0; Framing Plan: Please indicate the new beam size on the plan (indicated in Sections 1, 4, 5, and 6).
10. Sheet S2.0 (Framing Plan); Section 7: The plan indicates an existing W10 running north/south and one running east/west. Where is the new W10 (shown in the Section) indicated on the Framing Plan? Please verify.
11. Sheet S2.0 (Framing Plan); Section 4 Similar: At two interior locations, Section 4 Similar is indicated. Actually, the Section 4 on the plan has existing W10 and new 2x10, while Section 4 indicates a new W10 beam and existing 2x10 joists. Please revise the Section.
12. Sheet S2.0; Framing Plan: Please provide a new Section on this sheet for new openings through the existing roof framing.
13. General: Please provide written responses to all review comments.
