COMMENTS: the following comments are relative to an application for NPZ Review (UDC 5.10.3).

This site is located in the NR-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

Prior to zoning approval an NPZ review and approval is required. Owner is proposing to construct n 8' x11' attached screened in porch to the rear of the existing dwelling. The property fronts on two local streets Vine and Waverly. Structure meets setbacks and is considered to be facing the side street perimeter yard.

The applicant is proposing a 487 sq. ft. addition to existing structure. The addition meets zoning setbacks.
