11/28/2018 ROBERT SHERRY WATER REVIEW Reqs Change Keynotes 20 and 21 on sheet P1.1 note water service for two buildings not located on the same parcel of land. The two other buildings have their own functioning water meters while the 2" water meter indicated on sheet P1.1 has not had any flow for some time. Verify any water connections to the two other buildings.
11/28/2018 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. The Rheem model HE119-199 water heater has a storage volume of 119-gallons. Lined water heaters with a nominal water containing capacity of 120 gallons or more are required to comply with the rules contained in Article 4 (Arizona Boilers and Lined Hot Water Heaters) of the Arizona Administrative Code. https://www.azsos.gov/rules/arizona-administrative-code#ID20.
2. Revise the configuration of the natural gas sediment trap, as shown in detail 1/P3.1 to comply with the requirements of Section 408.4, IFGC 2012 (i.e. the sediment trap is to be located downstream of the appliance shutoff valve, as close to the appliance as possible).
3. Revise the plumbing fixture schedule to require a third-party listing for the shampoo sinks (P7) supplied by the owner. Reference: Section 303.4, IPC 2012.
4. Verify that horizontal branches connect no closer than ten diameters downstream of the bases of vertical stacks. See Riser diagrams 1/P2.2, 1/P2.3, 3/P2.3, 1/P2.4 and 3/P2.4. Reference: Section 704.3, IPC 2012.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: Zoning has reviewed the building plans but cannot approve them at this time. The proposed modifications to the interior do not affect any zoning requirements.

Exterior Modifications: For the 2010 building, a new elevator (SF Minimal) is proposed and 2 new ADA parking spaces with accessible ramp along the south side of the building. For building 2030, relocation of one of existing ADA spaces next to another existing ADA space along the north side of building.

While the exterior modifications are minimal a DP is required because of these changes. Sheet ASP1 can be used as the DP for purposes of the DP requirement. The DP stamp can be downloaded from the PDSD web site or PDSD staff can apply the ink stamp on the next submittal.

2. COMMENT: On sheet ASP1 which can be used for the DP, the parking requirements for the Salons shall be revised to state the requirement is 1 space per 300 SF. It is acknowledged that there is excess parking overall, but the correct ration should be used.

3. COMMENT: Once the plans have been approved by all Commercial Plans reviewers and the DP is approved and no additional site changes are made that affect zoning requirements, zoning will stamp and sign the building plans as it pertains to the zoning review purview.
