PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FLOOR PLANS:

1. Show one-hour fire-resistive framed construction in compliance with IBC Table 721.1(2). Update keynote H on sheet A-4 with 5/8" type 'X' gyp board.
2. Individual dwelling units in duplexes must be separated by 1-hour fire-resistance rated assemblies from floor to bottom of roof sheathing, R302.3. Update the detail with the assembly extending within the attic space at section 'A' sheet A-4 and detail 14 on sheet D-1.
3. The porch roof of dwelling units must also be separated by 1-hour fire-resistance rated assemblies from floor to bottom of roof sheathing, R302.3. Show a rated wall assembly between the exterior building surface to the roof projection fascia, or provide a 6' foot space between each unit's porch roof (move each door #1 three feet away from the imaginary property line).

STRUCTURAL PLANS:

1. Provide a complete braced wall design, R602.10, or simplified design, R602.12 with qualifying braced wall panels no more than 20' between edges. Show the location of "qualifying" panels with minimum panel length, R602.10.5 as limited by Table R602.10.5 for the west facing wall line. Alternate braced wall panel hold-downs with appropriate tie-down capacity dependent upon wall height, Table R602.10.6.1 may be considered if a full panel is not placed adjacent to doors #1.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. Notate detail 14 on sheet D-1.
