COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. COMMENT: Zoning has reviewed the Shell Building plans for compliance with the approved development package. While the building footprint is consistent with the DP as it relates to the zoning review purview Building footprint, Height, square footage, site conditions etc., zoning cannot approve the building plans until the 3rd Party and PDSD Commercial Plans reviewers have approved the building plans.

2. COMMENT: Zoning reviewed the building site plan included in the building package for consistency with the approved DP. It appears that the building package site plan does not match the approved site plan. The site plan in the building package must be revised to match the DP site plan or vice versa.

The sidewalk area along the west side of the building in the DP package does not appear to be ADA compliant as the door(s) open directly over the sidewalk. However on the building package site plan the sidewalks that abut the vehicle parking spaces must 6.5 feet wide that allows for a 2.5-foot overhang and a four foot clear walk way area or include wheel stops to keep vehicles from overhanging the sidewalks. There is sufficient area to increase the width to 6.5 feet or add wheel stops. The location of the bicycle parking does not appear to be in the same location or is missing from the Building Package site plan etc. review the DP site plans and revise the building package site plan to match.

3. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage, location, and the building package site plan to ensure consistency with the DP.

4. COMMENT: Once the plans have been reviewed and approved by the 3rd Party and PDSD Commercial Plan Reviewers and zoning has verified consistency with the DP, the building plans can be approved by zoning.

5. COMMENT: It appears that the DP will also must be revised. Contact Steve Shields for information on the revision process.
