Calle Santa Cruz - Zoning PAD 29, Related to DP16-0044 TRANSMITTAL DATE: November 8, 2018 DUE DATE: November 9, 2018 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. COMMENT: Zoning has reviewed the building plans for compliance with the approved development package revision 6. While the building footprint and the site revisions are somewhat consistent with the approved DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc) zoning cannot approve the building plans until the 3rd Party and PDSD Commercial Plans reviewers have approved the building plans. Prior to approval of the building plans the DP must be revised to match what is proposed on the building plans or vice versa. The site plan in the building package does not match the approved site plan on the DP. Per the building plans, there are pop outs along the exterior walls of the building that encroach onto the pedestrian sidewalks. The site plan in the DP does not depict the pop outs. The sidewalks are dimensioned to specific widths on the DP sidewalk but do not match the site plan in the building package. 2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the DP. (Include a copy of the approved and PDSD stamped version of the DP with the next building submittal.) If the DP is revised to match the building package site plan assure that the footprint, sidewalks, ADA crosswalks, any differences between the DP site plan and building plan site plan are consistent. 3. COMMENT: If any changes are necessary, due to the 3rd Party or PDSD Commercial Plan Reviewer's comments that affect or change the building footprint, height, or square footage, the DP will need to be updated prior to approval of the building plans by Zoning. It appears that either the DP or building plans will have to be revised for consistency. 4. COMMENT: Once the plans have been reviewed and approved by the 3rd Party and PDSD Commercial Plan Reviewers and zoning has verified consistency with the DP, the building plans can be approved by zoning.
