In the absence of a soils investigation, the City of Tucson follows the IBC Section 1806. A bearing value of 1000 PSF is allowed when the bottom of the footing is located at least 12" below finish grade or top of slab, whichever is lower. A bearing value of 1500 PSF is allowed when the bottom of the footing is located at least 18" below finish grad or top of slab, whichever is lower. Please verify the foundation design.

11/06/2018 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Condensate drains shall be terminated at an approved disposal location. Reference: Section 307.2.1, IMC 2012, as amended by the City of Tucson.
2. Revise the energy code analysis for the building envelope, coordinating the building components used in the analysis with those shown on the drawing (e.g. the continuous wall insulation is not FF to roof deck). Reference: Section C303.1, IECC 2012, as amended by the City of Tucson.
3. Heat pump units RTU-1, RTU-2, and RTU-3 have a scheduled EER of 9.7 but the COMcheck Mechanical Compliance Certificate states that they are to have an EER of 11.5 with the minimum acceptable EER of 10.6. Provide heat pump units that comply with the Section C403.2.3, IECC 2012.
4. Provide heating and cooling load calculations for AC-1. Include AC-1 in the COMcheck Mechanical Compliance Certificate analysis. Reference: Section C403.2.1, IECC 2012.
5. Provide the sequence of operation for the demand control ventilation. Reference: Section 107.2.1, IBC 2012.
6. Show that each rooftop unit has a thermostatic control that provides for off-hour and set-back control, automatic shutdown and automatic start-up control (i.e. the thermostat is capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy). If the thermostat does not require manual changeover from the heating and cooling modes, verify that it restricts set point overlap. Reference: Section C403.2.4, IECC 2012.
11/06/2018 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. An approved development plan is not to be used for construction of on-site utilities (e.g. water service to the building, building sewer, etc.). Provide the civil plans referenced on sheet P1.01 showing the installation of the water service to the building and the installation of the building sewer as part of the building plan set. Reference: Sections 104.2 and 107.2.1, IBC 2012.
2. Install the proposed vacuum relief valve for the water heaters per the manufacturer's listing information, i.e. with no valves located between the vacuum relief valve and the water heater. Reference: Section 303.2, IPC 2012.
3. Verify that the pipe sizes called out for the flush valves (e.g. water closets W1 and W2) will not result in water velocities greater than that recommended by the pipe manufacturer (e.g. limit the water velocity to less than 8 FPS for copper, PEX, or CPVC piping). At a minimum design flow rate of 25 GPM for a siphonic, flush-valve water closet, a 1" Type L copper pipe has a flow velocity of 9.7 FPS. Reference: Table 604.3, IPC 2012.
4. The design of the water heater piping, with a valve located between the water heater and the expansion tank, makes it impossible for the expansion tank to accommodate the thermal expansion of the water in the water heater as intended by Section 607.3, IPC 2012.
5. Appliances (e.g. ice makers, etc.) to be directly connected to the water supply system that do not have listed, integral backflow preventers or integral air gaps conforming to Section 608.13.1, IPC 2012 require backflow prevention. Specify the type of backflow prevention device required for each water connection. Reference: Sections 608.1 and 608.3, IPC 2012.
6. Water supply connections to beverage dispensers (e.g. coffee machines) shall be protected with backflow preventers conforming to ASSE 1022. Reference: Section 608.16.1, IPC 2012.
7. Indirect waste receptors shall not be installed in inaccessible or unventilated spaces (e.g. cupboards, chases, or closets). Indirect waste receptors shall have ready access. See detail 4/P1.01. Reference: Section 802.3, IPC 2012.
8. Provide traps for all floor drains (not including the scrubber drain). Reference: Section 1002.1, IPC 2012.
9. Provide roof drainage calculations for the roof drains and the scuppers. Include the effect of any vertical walls that can divert rainfall onto the roof. Show the location and dimensions of the overflow scuppers on the south wall. Reference: Sections 1101, 1106 and 1108, IPC 2012.
10. Provide overflow protection for the loading canopies, the entrance soffit, and the associates' entrance soffit. Reference: Sections 1101, 1106 and 1108, IPC 2012.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. COMMENT: Zoning has reviewed the building plans for compliance with the current unapproved version of the development package. While the building footprint is consistent with the DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc) zoning cannot approve the building plans until the building plans have been approved by the PDSD Commercial Plans reviewers.

2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the DP. (Include a copy as reference of the approved and PDSD stamped version of the DP with the next building plan submittal.

3. COMMENT: If any changes are necessary, due to the PDSD Commercial Plan Reviewer's comments that affect or change the building footprint, height, or square footage, the DP will need to be updated prior to approval of the building plans by Zoning.

4. COMMENT: Once the plans have been reviewed and approved by the PDSD Commercial Plan Reviewers and zoning has verified consistency with the approved PDSD copy of the signed DP, the building plans can be approved by zoning.
