An approved development plan is not to be used for construction of on-site utilities (e.g. water service to the building, building sewer, etc.). Provide a site plan showing the installation of the water service from the water meter to the building and the installation of the building sewer from the building drain to the connection to the public sewer as part of the building plan set (i.e. not "for reference only"). Reference: Sections 104.2 and 107.2.1, IBC 2012.
2. An approved 2-way cleanout fitting is allowed to be used at the junction of a building drain and a building sewer; otherwise, cleanouts shall open to allow cleaning in the direction of flow. Reference: Sections 708.3.5 and 708.5, IPC 2012.
3. Cleanouts shall open to allow cleaning in the direction of flow; the grade cleanout shown at the northwest end of the building drain appears to open against the flow. Reference: Section 708.5, IPC 2012.
4. Provide the slope of the rain gutter. Based on the use of two downspouts and Table 1106.6, IPC 2012, the 8" gutter would need to have a slope of ½" per 12" to accommodate the roof drainage (i.e. the gutter would drop about 32" from the center of the building to either side of the building. Reference: Section 1106.6, IPC 2012.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. COMMENT: Zoning has reviewed the building plans for compliance with the current unapproved version of the development package. While the building footprint is consistent with the DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc) zoning cannot approve the building plans until the building plans have been approved by the PDSD Commercial Plans reviewers.

2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the DP. (Include a copy as reference of the approved and PDSD stamped version of the DP with the next building plan submittal.

3. COMMENT: If any changes are necessary, due to the PDSD Commercial Plan Reviewer's comments that affect or change the building footprint, height, or square footage, the DP will need to be updated prior to approval of the building plans by Zoning.

4. COMMENT: Clarify if the building is strictly for storage. The Use note on the Development package states that the uses are manufacturing and storage. Clarify which is correct just commercial storage or manufacturing and storage?

5. COMMENT: Once the plans have been reviewed and approved by the PDSD Commercial Plan Reviewers and zoning has verified consistency with the approved and PDSD copy of the signed DP, the building plans can be approved by zoning.
