10/31/2018 ERIC NEWCOMB BUILDING-COMMERCIAL REVIEW Reqs Change 1. Sheet DP18; Site Plan: Per the IBC Table 602, it appears some exterior walls may require a fire resistance rating since the fire separation distance from the building to a property line are less than 10'-0". Please verify.
2. Sheet G1.0; Exiting/Accessibility Plan: The diagonal distance indicated in the larger space is not correctly shown. Per the IBC Section 1015.2.1, this distance separating the two exit doors shall be placed a distance apart not less than 1/2 of the length of the maximum diagonal dimension of the area to be served. Please revise.
3. Sheet G1.0; Exiting/Accessibility Plan: The smaller space does not require a diagonal distance determination since there is only one exit. The diagonal distance may be removed.
4. Sheet G1.0; Exiting/Accessibility Plan: Please provide a north arrow on this plan.
5. Sheet G1.0; Code Review: The exits and exit widths required should be separated for each space. Please revise.
6. Sheet G1.0; Code Review: The plumbing fixtures required should be separated for each space. Please revise.
7. Sheet A1.0; Wall Legend: Please verify the exterior walls as previously indicated in comment 1 do not require a fire resistance rating. Revise as required.
8. Sheet A1.0; Floor Plan: Please provide a north arrow on the plan.
9. Sheet A1.0; Floor Plan: The storefront indicators on this sheet do not match the storefront elevations on Sheet A1.1. Please verify.
10. Sheet A1.0; Wall Legend: Walls 3 and 4 should indicate the studs and sheathing to extend to the bottom of the roof sheathing for sound transmission purposes.
11. Sheet A1.1; Door Schedule: Is the hardware (HDWR) column in the schedule required, since the hardware is described in the Finish Hardware Groups? Please verify.
12. Sheet A6.0; Detail 13: This detail indicates a one hour wall. Where is this wall located on the plan? Please provide a U.L. Listing Number for this assembly. Sheathing must be continuous on both sides of the studs to the roof sheathing. Wall studs must also extend to the roof sheathing for a rated assembly.
13. Sheet A6.0; Detail 13: Please indicate on this detail that penetrations (Section 714), joint systems (Section 715), opening protectives (Section 716), and ducts and transfer openings (Section 717) meet the code requirements for fire resistive rated assemblies.
14. Sheet A6.0; Detail 13: Thermal and sound insulating materials must meet the requirements of the IBC Section 720. Please indicate that information on this detail.
15. Sheet A6.1; Detail 1: Please indicate the typical rung spacing on the ladder.
16. Sheets S0.0, S1.0, S2.0, S3.0, S4.0, and S5.0: Please provide seals, signatures, and dates by a licensed professional in the State of Arizona on these sheets.
17. Sheet S0.0; Structural Notes: Please remove masonry from the notes.
18. Sheet S0.0; Structural Notes (Special Inspections): The two special inspections reference the 2006 IBC. Please revise that reference.
19. Sheet S0.0 (Structural Notes); Structural Calculations (Sheet 2): The calculations indicate using a 1500 PSF allowable soil pressure at 1'-0" depth, while the structural notes indicate using a 2000 PSF allowable soil pressure at 1'-6" depth. Please coordinate for the value used in the foundation design.
20. Sheet S1.0 (Column Schedule); Structural Calculations: Calculations were not located for the structural columns. Please verify.
21. Sheet S2.0 (Roof Framing Plan); Structural Calculations: Please verify the roof beam sizes. The calculations and the plan differ in several locations.
22. Sheet S5.0; Detail 2: Please indicate the wall stud size.
23. General: Please provide the Special Inspection Certificate with Parts A and B completed.
24. General: Please provide written responses to all review comments.

11/07/2018 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Calculate the required plumbing fixtures based on two independent suites. Reference: Section 403.1, IPC 2012.
2. The mercantile suite shows an occupancy greater than 15; install two drinking fountains and a service sink. Reference: Section 403.1.1 and 410.2, IPC 2012.
3. Revise the civil utility drawing to show the continuation of the water service pipe and the building sewer extending to within 5-fet of the proposed building. Reference: Sections 104.2 and 107.2.1, IBC 2012.
4. Specify the material of construction for the building sewer and its slope. Reference: Sections 702.3 and 704.1, IPC 2012.
5. Show the location of all cleanouts for the building sewer. Reference: Section 703.5, IPC 2012.
6. The rim elevation of the next upstream sanitary manhole (1706-37, 2306.90 feet) is higher than the first floor elevation (2306.60 feet). Provide a backwater valve per Section 715.1, IPC 2012, as amended by the City of Tucson.
7. Consider the tributary area for each scupper separately. Revise the roof drain calculations to include the effect of any vertical walls that can divert rainfall onto the roof. Reference: Section 1106.4, IPC 2012.
8. Provide the dimensions of the roof scuppers. Reference: Sections 1106 and 1108.3, IPC 2012.
9. Provide secondary (overflow) roof drainage. Reference: Sections 1101, 1106 and 1108, IPC 2012, and Sections 1611.1 and 1611.3, IBC 2012.
10. Clarify the termination of the downspouts for the primary roof drains. Section 7-01.4.1 (E) of the COT Unified Development Code (Technical Standards Manual) states, "Sidewalks shall be flood free for all storm discharges of up to and including a ten-year frequency flood event. Drainage flowing across all pedestrian circulation paths shall be conveyed under the path for up to and including the ten-year frequency flood events, except at street intersections, pedestrian crossings, and PAAL pedestrian crossings." As an emergency drain, the overflow roof drain is not subject to this requirement (see Section 1108.2, IPC 2012).
11/08/2018 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Revise the rung spacing of the roof access ladder per Section 306.5 (2), IMC 2012.
2. Provide structural calculations to verify that the roof framing is adequate to support the proposed mechanical units on the roof (e.g. point load as well as dead load). Provide structural details as required for any special framing revisions needed to support the units and frame the roof penetrations. Reference: Section 302.1, IMC 2012.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. COMMENT: Zoning has reviewed the building plans for compliance with the current unapproved version of the development package DP18-0251. While the building footprint is consistent with the DP as it relates to the zoning review purview (Building footprint, Height, square footage, site conditions etc.) zoning cannot approve the building plans until the building plans have been approved by the PDSD Commercial Plans reviewers.

2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the DP. (Include a copy as reference of the approved and PDSD stamped version of the DP with the next building plan submittal. The copy of the DP plans that are included in the building plan set must be a copy of the PDSD approved, stamped and signed DP set or DP set must be labeled as (Reference Only See Approved, Stamped and Signed DP.)

3. COMMENT: If any changes are necessary, due to the PDSD Commercial Plan Reviewer's comments that affect or change the building footprint, height, or square footage, the DP will need to be updated prior to approval of the building plans by Zoning.

4. COMMENT: Once the plans have been reviewed and approved by the PDSD Commercial Plan Reviewers and zoning has verified consistency with the DP, the building plans can be approved by zoning.
