COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).


This site is located in the RX-2 zone (UDC 4.7.7). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-1). See Use-Specific Standards 4.9.7.6.

The minimum setback is twenty feet facing each interior property line (Table 6.3-1.A).

The required setback to the east lot line is (20'-0") as measured from the new garage addition, the setback proposed is (15'-3").

The required setback to the south lot line is (20'-0") as measured from the new garage addition, the setback proposed is (14'-6").

DDO approval is required prior to zoning approval.
