This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. 1. Remove the outdated code references from note #48 and special note #1 on sheet C1. Also, update the fire system references under project data. GENERAL COMMENTS: 1. Items built without permit may require alteration or improvement for achieving code compliance with the 2012 IRC, R101.3. Although this permit requests the remodeling of an existing casita building it is inappropriately place close to the property line without required fire rating features, and therefore correction is needed for code compliance. 2. Similarly, the existing carport needs structural separation from the casita, and not exceed 200 SF measured from outside edges of the support columns to be acceptable without fire rating features. If the carport remains structurally supported by the casita then a full one hour rated wall along the property line is required, thereby enclosing the building on two sides. FLOOR PLANS: 1. The casita structure requires a 3-foot fire separation distance from the property line, or the addition of one-hour rated materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3 and enclosing of the window opening. Provide a detail showing materials. 2. The carport structure must not exceed 200 SF as a separate structure, or include a one-hour fire-resistive construction parallel with the property line in compliance with IBC Table 721.1(2) if attached to the casita. 3. Show compliance with R310 providing egress from bedrooms. Update the widow schedule for window #A. SECTIONS - DETAILS: 1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R317.1 item 5. A concrete stem may be considered; update detail 12 on S3. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. PLUMBING PLANS: 1. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate existing or proposed water meter size. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. MECHANICAL PLANS: 1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections. ELECTRICAL PLANS: 1. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Update circuit #11, also arc-fault is not required for circuit #5/7. 2. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
